Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Site addresss: 5730 E. Hwy 302, Belfair. Zoning: Rural Residential 5 (RR 5). Setback requirements in RR 5 are 25 ft. from a right-of-way (i.e. frontyard setback) and 20 feet for sideyard and rear-yard setbacks. An administrative varaince may be applied for to reduce these setabcks to 10 and 5 feet, respectively. The height of structure maximum in RR 5 is 35 feet from finished grade. A demolition permit will be required to remove the existing 2-car garage on the property, unless you are planning to replace it with another building, which will require a building permit, but not a demolition permit. A seperate building permit will be required for the expansion of the existing residence. A common line setback from the shoreline is established.
