This decision is based on our finding that:
The hearing was held on Wednesday, July 17, 2024.
Debra Stewart, Appellant, was present at the hearing. Assessor Patti McLean was present.
The Appellant stated on her petition that kitchen cabinets, dining room floor, and windows all need repair or
to be replaced. Carpets are stained and worn. The caulking of the log joints is cracked and falling out.
The Assessor provided three comparable sales, which ranged as adjusted from $476,284 to $546,129. The
value of the subject parcel falls within this range. Depreciation on the property currently is $119,350.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $84,555 and improvements at$430,355 for a total of
$514,910 for the subject parcel.

The Appellant stated on his petition and during testimony that the amount of the increase in assessed value
is excessive.
The Assessor presented four comparable sales. The values, as adjusted, ranged from $524,925 to $614,127.
The value of the subject parcel falls below this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $44,845 and improvements at$456,485 for a total of
$501,330 for the subject parcel.
