Beth Bentrott, Appellant, was not present at the hearing. Assessor Patti McLean was present. The Appellant stated on her petition that homes in her area have not been selling for the assessed values. She noted that her property and other neighboring homes had been affected by a king tide on December 29, 2022. She further states that she is in a flood zone and feels buyers would be leery about buying here after this recent event and believes the sales of homes will be impacted. No evidence was provided. The Assessor stated that any time land touches water, whether it be lake, ocean, or creek, it is considered to be in a flood zone. A king tide zone is considered a natural occurrence and therefore does not reduce the value of property. Further, the Assessor provided four comparable sales ranging from $775,468 to $916,645. The subject property falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $484,700 and improvements at$316,565 for a total of $801,265 for the subject parcel.
