Tami McAnany, Appellant, was present at the hearing. Assessor Patti McLean was present.
The Appellant stated on her petition that she has not made any improvements to warrant the increase in her
property's value. The property was purchased for$324,900 on December 15, 2021.
The Assessor provided three comparable sales ranging in value from $333,653 to $344,462. The subject
property falls below this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $33,065 and improvements at$233,565 for a total of
$266,630 for the subject parcel.

The Appellant stated on his petition that he is challenging the valuation determined by the Assessor's office.
He noted that the valuation service via USAA shows that the market value has dropped since November
2022 and currently reflects his estimate of value indicated on his petition.
The Assessor stated during testimony that the properties are physically inspected every six years.
The Assessor provided four comparable sales ranging in value from $905,499 to $1,188,932. The subject
property falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $154,485 and improvements at$785,835 for a total of
$913,320 for the subject parcel.

Shawna Patrick, Appellant, was present at the hearing. Assessor Patti McLean was present.
The Appellant stated on her petition that neighboring properties are valued lower than her property, with no
room to expand. She also noted that their front view is of a trailer compound and a half-burnt house. During
testimony she again emphasized that the neighborhood is less than desirable with drug trafficking,police
presence, etc. She provided four comparables. Two were from 2023 and not considered.
The Assessor stated that the comparable "C"that the Appellant provided was a much older 1978 home. She
also stated that the market as of today does not reflect current sales in the Appellant's neighborhood.
The Assessor provided four comparable sales ranging in value from $472,322 to $603,150. The subject
property falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $30,265 and improvements at$479,455 for a total of
$509,720 for the subject parcel.

Jeffrey Rich, Appellant, was present at the hearing. Assessor Patti McLean was present.
The Appellant stated on his petition that there is no market indication that the value placed on his parcel
would be increased by 47%. He provided two comparables, one dated 6/6/2022 in the amount of$75,000
and one dated 12/5/2020 in the amount of$90,000.
During testimony the Appellant asked about land acreage and the impact on value.
The Assessor stated that waterfront property is valued by front feet, not acreage.
In the statistical analysis, the RZ factor is .7382, meaning that the two variables are in proportion almost 3/4
of the time.
The Assessor provided four comparable sales ranging in value from $250,000 to $330,000. The subject
property falls below this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $243,630 and improvements at $0 for a total of
$243,630 for the subject parcel.
