Ronald Barton, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, and Assessor Patti McLean were present. The Appellant noted on his petition that he has made no improvements on his property for several years, except for a new roof over five years ago. Photos were submitted to show ongoing damage that has occurred to the home. He noted that the house needs an update which has not yet happened. The Assessor recommends a change to the condition of the home, lowering the condition from average to fair thereby increasing the depreciation of the home. The Board found a preponderance of evidence that the assessed value was in error. Therefore, the Board overrules the value and sets the value for the land at $145,005 and improvements at $338,425 for a total of$483,430 for the subject parcel. John Wardean, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, and Assessor Patti McLean were present. The Appellant stated that his house is less than two years old and that they had not completed$163,000 worth of improvements. He submitted a fee appraisal dated April 23, 2021, in the amount of$604,000. He testified that the garage is 862 square feet, not the 2,626 square feet that is listed on the Assessor's Sales Analysis Grid. The adjustment was made by the Assessor to accurately reflect the value of the comparable property sales. Because of this adjustment, the other comparable property sales' indicated values also were reduced. The Board found a preponderance of evidence that the assessed value was in error. Therefore, the Board sustains the value for the land at $64,780 and overrules the improvements value and sets the new value at $667,220 for a total of$732,000 for the subject parcel.
