RE: Substantial development (additional floats to an existing float and fixed pier), on Parcel
No.: 32233-52-89004.
Dear Association:
This letter is to inform you that the Mason County Department of Community Development
has found out that on May 23, 1973 the Shorelines Hearing Board of the State of Washington
issued Order SHB Nos. 41 and 41A subjecting the approval of the Substantial Development
permit granted to the Krausz Company, Inc., by Mason County, Washington, for a
recreational beach development to serve the Blue Heron Condominium one mile east of
Union, Washington, to ten (10) specific restrictions (please refer to attached SHB Copy).
One of such restrictions provides that:
[t]he pier and float depicted in Exhibit A, a copy of which is attached hereto
and incorporated herein by this reference, hereinafter referred to as "moorage
facility," shall be the only moorage facility either built upon or otherwise
serving the Beach Area, and the moorage facility shall be constructed in
substantial conformity with Exhibit A at the place indicated thereon.
The project for substantial development for the addition of 954 square ft of floats that you
are proposing is inconsistent with the expressed language of the Board's Order. Therefore,
this Department can not process your application.
Also, under WAC 19 7-11-340(a), this Department is withdrawing the Determination of
Nonsignificance (DNS) issued to your project on September 10, 1996.
It seems that you need to contact the Shorelines Hearing Board of the State of Washington to
request information on how to proceed if you wish to continue persuing your proposal.
If you have questions, you can contact me at (360) 427-9670 ext 270.

Gentlemen, Re: Blue Heron Condominium
Float Expansion
The Blue Heron Condominium certainly does need additional
float space as the current one is too small for the number
of people they accommodate and probably is not safe. The
added square footage requested is within the allowable
limits but the total length will exceed the maximum by at
least nine feet. (The current length is 100 feet and the
addition would add 24 feet. ) Further, the tide measurements
are questionable as the beach slopes more steeply than
indicated.
Thank you for your consideration.
Sincerely,
RECEIVED
Ray T. nson
