There was concern about the narrow width and loading of the landing corner. First,we are considering this a service stair. 1t was not required or conditioned on the permit. The owners just requested it at the last minute for maintenance people while they were gone. I did not think that it needed to be prescriptive width due to its limited nature and use. We have put a barrier across the access to it for now so no one can use it,so the hope is that the owners can decide later what to do about it. But we will leave it closed off. The other question was about the structure of the stair landing corner support. That point load on the SW corner of the landing is less than 500#in a maximum gravity load. That load vectoring into the stair stringer later would in essence double at most. The 1000#load sharing both vertical and horizontal is resisted by large footing that has much more than the I.Osf required both downward and to the south. Grapeview Loop Road Yes , the field approved plans need to be with the resubmitted documents. Thank you for the prompt response. LW >>> Greg Andrews <tutgreg(d-)_msn.com> 11/4/2013 11:01 AM >>> Hi Larry, No new square footage was added to the house, however the crawlspace under the master bedroom was reconfigured to simplify the structure. That did add square footage to the crawlspace and in doing so, 1 column was eliminated. In addition 2 columns were eliminated at the east end of the wood deck walkway that leads to the front door of the house. They were replaced by a beefed up rim beam at the house floor joists. Additionally the treatment of the kitchen foundation has gone back and forth a couple of times, but is now back to the original approved design of crawlspace and spread footing. There was a point where we were going to change to concrete columns and beams to match other parts of the house, but a site visit confirmed that that would not be a good change. 2 sets of revised plans that show the enlarged crawlspace under the master bedroom and the crawlspace under the kitchen were mailed to Debbera Coker along with revised structural floor plans and engineers calculations. Do you need someone to drop off the approved plans at the building department as well? If you can just verify that, I will get it set up. 'Redevelopment means,on an already developed site, the creation or addition of impervious surfaces, structural development other structure,and/or replacement of impervious surface that is not including construction, installation or expansion of a building or part of a routine maintenance activity, and land disturbing activities associated with structural or impervious redevelopment. 'Common impervious surfaces include, but are not limited to,rooftops, walkways, patios, driveways, parking lots or storage areas, concrete or asphalt paving, gravel roads, packed earthen materials, and oiled, macadam or other surfaces which similarly impede the natural infiltration of stormwater.Open, uncovered retention/detention facilities shall not be considered as impervious surfaces.
