CONDITIONS FOR
GRD2015-00005
1) Approved per site plan and topographic cross-section as presented in Construction SWPPP by Sitts & Hill Engineers April 2015.

2) All construction and demolition debris must be removed from the site area after project completion as presented in Construction SWPPP and stormwater
report by Sitts& Hill Engineers April 2015. Proper disposal of construction debris must be on land in such a manner that debris cannot enter or cause
water quality degradation of State waters.

3) Temporary Erosion control measures must be implemented to prevent water quality degradation of adjacent waters or properties.

4) All up areas disturbed or newly reated by construction activities shall be seeded, vegetated or given some other equivalent type of protection
against erosion. X c
5) ALL CLEARING,CUTTING, GRADING, EXCAVATING, TERRACING, FILLING AND SIMILIAR WORK WILL BE REGULATED BY THE
REQUIREMENTS PURSUANT TO THE MASON COUNTY GRADING PERMIT STANDARDS ADOPTED BY RESOLUTION 141-96 and MASON
COUNTY CODE, TITLE 14, CHAPTER 14.44.

6) All surface water and potential runoff from the proposed development will be controlled on site in drywells and infiltration trenches, and shall not
adversely affect any adjacent properties, cause sediment deposits, nor increase the velocity flow entering or abutting to any state or county culvert or

7) APPROVED PLANS ON SITE
All approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will
not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building
Depar r or to any further inspections being performed or approvals granted.

CHA O APPROVED PLANS
All changes to"approved" building plans that effect compliance with the international codes as amended and adopted, or any other Mason County
ordina=ulation, must be reviewed and approved by Mason County prior to construction.

CUT LIM IONS
The slope of cut surfaces shall be no steeper than is safe for the intended use and shall be no steeper than two horizontal to one vertical unless the
permittee furnishes a soils engineering or an engineering geology report, or both, stating that the site has been investigated and giving an opinion that a
cut a slope will be stable and not create a hazard to public or private property.

DRAIN AND TERRACING
Unless otherwise indicated on the approved grading plan, drainage facilities and terracing shall conform to the provisions of this section for cut or fill
slopes steeper than three horizontal to one vertical.
Terrace. Terraces at least six feet in width shall be established at not more than thirty-foot vertical intervals on all cut or fill slopes to control surface
drainage and debris; except when only one terrace is required, it shall be at midheight. For cut or fill slopes greater than sixty feet and up to one hundred
twenty feet in vertical height, one terrace at approximately midheight shall be twelve feet in width. Terrace widths and spacing for cut and fill slopes
greater than one hundred twenty feet in height shall be designed by the civil engineer and approved by the official. Suitable access shall be provided to
permit proper cleaning and maintenance.
Swales or ditches on terraces shall have a (minimum) gradient of five percent and must be paved with reinforced concrete not less than three inches in
thickness or with an approved equal surface material. They shall have a minimum depth at the deepest point of one foot and a minimum surface width of
five feet.
A single run of swale or ditch shall not collect runoff from a tributary area exceeding thirteen thousand five hundred square feet(projected)without
discharging into a down drain. An analysis by a licensed engineer may be required to determine pipe or swale size, as determined by the official.
Subsurface Drainage. Cut and fill slopes shall be provided with subsurface drainage as necessary for stability.
In compliance with the Mason County practices regarding stormwater management, all drainage facilities shall be designed to carry waters to the
nearest practicable drainage way approved by the official or other appropriate jurisdiction as a safe place to deposit such waters. Erosion of ground in
the ar scharge shall be prevented by installation of nonerosive downdrains or other devices.

EROSIO ONTROL
The faces of cut and fill slopes shall be prepared and maintained to control against erosion. This control may consist of effective planting. The protection
for the slopes shall be installed as soon as practicable and prior to calling for final approval. Where necessary, check dams, cribbing, riprap or other
devices 9 ds shall be employed to control erosion and provide safety.

FINAL INS CTION REQUIRED
All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure
to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with
Mason ordinances and building regulations.

PERMIT EXPIRATION
All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for
action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit
holder evented action from being taken. No more than one extension may be granted.

SETBACKS - CUTS
The top of cut slopes shall not be made nearer to a site boundary line than one-fifth of the vertical height of cut with a minimum of two feet and a
maximum of ten feet. The setback may need to be increased for any required interceptor drains. The top of the cut slope shall be finished as a rounded
or bald slope.

SETBACKS- FILLS
Setback dimensions shall be horizontal distances measured perpendicular to the site boundary.
Toe of Fill Slope. The toe of fill slope shall be made not nearer to the site boundary line than one-half the height of the slope with a minimum of two feet
and a maximum of twenty feet. Where a fill slope is to be located near the site boundary and the adjacent off-site property is developed, special
precautions shall be incorporated in the work as the official deems necessary to protect the adjoining property from damage as a result of such grading.
These precautions may include but are not limited to:
Additional setbacks;
Provision for retaining or slough walls;
Mechanical or chemical treatment of the fill slope surface to minimize erosion;
ProVr9to,Rs for the control of surface waters.

FILLS
Preparation of Ground. Fill slopes shall not be constructed on natural slopes steeper than 2:1. The ground surface shall be prepared to receive fill by
removing vegetation, noncomplying fill, topsoil and other unsuitable materials; by scarifying to provide a bond with the new fill; and, where slopes are
steeper than 5:1 and the height is greater than five feet, by benching into sound bedrock or other competent material as determined by the soils
engineer. The bench under the toe of a fill on a slope steeper than 5:1 shall be at least ten feet wide. The area beyond the toe of fill shall be sloped for
sheet overflow or provided with a sub-drain. When fill is to be placed over a cut, the bench under the toe of fill shall be at least ten feet wide, but the cut
shall be made before placing the fill and accepted by the soils engineer or engineering geologist, or both, as a suitable foundation for fill.
Fill Material.
Organic material shall not be permitted in fills. No rock or similar irreducible material with a maximum dimension greater than twelve inches shall be
buried or placed in fills. Compaction.
All fills shall be compacted minimum of ninety percent of maximum density at optimum moisture content determined in accordance with ASTM D 1557.
The sll ill surfaces shall be no steeper than is safe for the intended use. Fill slopes shall be no steeper than two horizontal to one vertical.

COMPA ION REPORT
A COMPACTION REPORT PREPARED AND SIGNED LICENSED DESIGN PROFESSIONAL SHALL BE REQUIRED. THE REPORT SHALL VERIFY
THAT FILL MATERIAL HAS BEEN COMPACTED TO NOT LESS THAN NINETY-PERCENT OF MAXIMUM DRY DENSITY. SUBMIT COMPACTION
REPOR THE MASON COUNTY BUILDING DEPT., PO BOX 186, SHELTON, WA 98584 PRIOR TO THE FINAL INSPECTION.

Plastic Ma ials in Multi-Story Buildings
