CONDITIONS FOR
GRD2014-00003
1) This permit is approved to prepare the site for construction of a high school facility. Site sork shall include erosion control, install temporary drainage,
clearing, stripping, cutting, filling excavating and compacting. Permanent stormwater control facilities will be designed as part of future development
associated with high school and associated structures.
Work shall be performed and completed in accordance with the approved plans, prepared by Sitts & Hill, dated 4/28/2014.
Professional inspections shall be performed by the design professionals to verify that all work is performed in accordance with ath approved construction
plans.

2) The owner/applicant shall provide to Mason County inspection reports prepared by the engineer record, complying with the requirements as noted in
Chapter 14.44, section 14.44.220 through 14.44.230.
Professional inspection of grading operations shall be provided by the civil engineer, soils engineer, engineering geologist and/or testing laboratory
required in accordance with 14.44.230. Inspection reports shall address rough and final grading work and include as-built conditions as specified in
Section 14.44.230 (a1), (a2), (a3).
The permittee shall notify the Mason County Department of Community Development when the grading operation is ready for final inspection, after all
drainage facilities are installed, erosion control measures are completed and all inspection required reports, prepared by the licensed design
professional(s), have been submitted to Mason County Dept. of Community Development.

3) All approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will
not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building
Department prior to any further inspections being performed or approvals granted.

4) A permit is required for land clearing and burning IN ACCORDANCE WITH Mason County Code Chapter 9.48. Burn permit applications are available
through the Mason County Department of Community Development located at 426 West Cedar Street.

5) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure
to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with
Mason County ordinances and building regulations.

6) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for
action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit
holder have prevented action from being taken. No more than one extension may be granted.

7) Access Roads to the site must not be degraded as a result of work. X
8) All fills shall be compacted to a minimum of 90 percent of maximum density.X G
9) ALL CLEARING,CUTTING, GRADING, EXCAVATING, TERRACING, FILLING AND SIMILIAR WORK WILL BE REGULATED BY THE
REQUIREMENTS PURSUANT TO THE MASON COUNTY GRADING PERMIT STANDARDS ADOPTED BY RESOLUTION 141-96 and MASON
COUNTY COD , TITLE 14, CHAPTER 14.44.

10) The owner/applicant shall provide to Mason County inspection reports prepared by the engineer record, complying with the requirements as noted in
Chapter 14.44, section 14.44.220 through 14.44.230.

11) Owner/Agent is responsible to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title 14.28.

12) Compliance with an approved Storm Water Plan shall be subject to an on site inspection, or inspections, by the engineer of record or an authorized
representative. Said inspection(s) shall be performed in accordance with the approved plan, and prior to any modification that would make a
determination of compliance impossible.
Inspection reports shall be submitted to verify all engineering requirements have been completed in accordance with the approved storm water plan.
Reports shall be submitted to the Mason County Department of Community Development prior to each corresponding inspection and final permit
approval. Copies of all special inspection reports shall be made available at time of inspection.

This permit becomes null and void if work or construction authorized is not commenced within 180 days, or if construction or work is suspended for a period of 180 days at any time
after work is commenced. Evidence of continuation of work is a progress inspection within the 180 day period. Final inspection must be approved before building can be occupied.

Dear Ms. Swanson:
The purpose of this letter is to provide a brief summary of our intent in obtaining a Land Modification Permit.
The purpose of this package is to obtain a permit for clearing and rough grading the project site as well as
establishing temporary erosion and sediment control measures on the project site. The rough grading
performed under this permit will allow for an early start in the site preparation activities that will be required for
the future development of the site as a new high school. Permanent stormwater control facilities will be
designed and constructed as a part of the forthcoming site development and building permit packages
associated with the new high school.
It is our understanding that that the attached documents, which include a Permit Application, engineering
plans, and a Construction Stormwater Pollution Prevention Plan (report) constitute a complete submittal for a
Land Modification Permit. A SEPA has been completed for this project - North Mason School District was the
lead agency. Additionally, an application for coverage under the Construction Stormwater General Permit has
been completed and assigned Permit Number WAR301862.
A discussion of each of the "Minimum Requirements for Development' has been included in an introductory
section of the Construction Stormwater Pollution Prevention Plan. Although this narrative is typically included
in a Stormwater Report, we understand that, (based on our telephone conversations with you), this method of
addressing how each of the Minimum Requirements will be met during Site Preparation is acceptable. A
Storm Drainage report addressing the permanent engineered stormwater facilities will be included as a part of
the forthcoming site development and building permit submittals.
