1) "CUSTOM CONDITION" -- MITIGATED CONDITION #1: Per Mason County Interim Resource Ordinance #77-93,
a geo-tech report is required for this proposal. The applicant has submitted a geo-tech assessment
which will be submitted to Mason County for review and will determine if the applicant should get a
geol-tech report, based on the information contained in the geo-tech assessment. The geo-tech
assessment is attached to this SEPA for review.
2) Stormwater Site Plan -- MITIGATED CONDITION #2: A Stormwater Site Plan (SSP) will be created and
implemented prior to development, clearing, grading, or construction of any portion of the proposed
forest practice application(FPA), except what is allowed under RCW 76.09 and WAC 222-20. A
Stormwater site plan has been submitted with FPA and is enclosed in this packet for review.

3) Residential Development-Siting -- MITIGATED CONDITION #3: Residential development along shorelines
should be designated and sited to make shore protection measures unnecessary.

4) Landfill for Residential Devel. -- MITIGATED CONDITION #4: Landfill for residential development
which results in the creation of new dry land waterward of OHWM or in biological wetlands is
prohibited.

5) Fire Apparatus Access Roads -- MITIGATED CONDITION #5: Emergency vehicle apparatus access roads
shall conform with the requirements of the Uniform Fire Code and Mason County Title 16. If the
access road cannot conform, special conditions will be placed on any building permit issued on
property that is served by a non-conforming access road. Contact the Mason County Fire Marshal for
details.
6) Pump Out Plan -- INFORMATIONAL ONLY: The applicant/agent will create a pump out plan. This plan
will set up the tank(s) of the septic system(s) will be pumped and inspected every 3 years. The
report generated from the pump out and inspection will be submitted to and acted upon by Mason
County Heath Services, Environmental Health Department. If the segregation becomes part of an
established district or is hooked up to a Wastewater Treatment Facility, the above statement will
be voided.

7) Sewage Disposal Facilities -- INFORMATIONAL ONLY: Sewage disposal facilities, as well as water
supply facilities, should be provided in accordance with appropriate state and local health
regulations. Storm drainage facilities should be separated, not combined with sewage disposal
systems.

8) Storm Drainage Facilities-Septic -- INFORMATIONAL ONLY: Storm drainage facilities shall be separate
from sewage disposal transport facilities and include provisions to prevent uncontrolled and
untreated direct entry of surface water runoff into receiving waters. Storm drainage facilities
shall include, but not be restricted to vegetated swales, retention ponds and artificial and
natural wetlands PROVIDED no adverse impacts to the receiving wetlands would occur and shall be
subject to Mason County approval.

9) Storm Drainage Facilities -- INFORMATIONAL ONLY: Storm drainage facilities are required by the
County for residential development projects. Facilities shall include, but not be restricted to
vegetated swales, retention ponds and use of artificial or natural wetlands PROVIDED no adverse
impacts to the receiving wetlands would occur and are subject to Mason County approval.

10) Erosion Control -- INFORMATIONAL ONLY: Residential developers and individuals shall be required to
control erosion during construction. Removal of vegetation should be minimized and any areas
disturbed should be restored to prevent erosion and other environmental impacts.

11) Water Quality Degradation -- INFORMATIONAL ONLY: Water quality is not to be degraded to the
detriment of the aquatic environment as a result of this project.
