Administrative Variance for Reduction in the Required Setbacks ($115.00)
For administrative review, the minimum variance on a setback request is 5 feet from the side yard lot
lines and 10 feet for front and rear lot lines or any access easement. Request for further reduction
requires a standard variance. Setbacks are measured from the furthest projection of the structure
including roof eaves.

SIDE YARD REDUCTION REQUESTS:
For existing lots of record as of March 5, 2002;
You must meet one of the following:

❑ c) lot width at the front yard line of no more than 50 feet;
❑ d) lot size of no more than one-half acre;

Explain how these circumstances preclude a reasonable development proposal from meeting the
setback standard for Rural Residential 2.5, 5, 10, or 20 zones.
The existing driveway access from State Hwy 302 to approx center of lot is steep.
The existing garage, and proposed New Home Garage, are/will be served by this drive-
way. Locating the New Home close to the existing footprint is the onlyfeasible
way to accomplish this. Thus, per conversation with Allan Borden on 8/2/13, we are
requesting an Administrative V,,pxiaqce o T for PelSouth side yard setback and
13' @ North side.

Allan, this is a follow up to our conversation about the setbacks for the Robert's new
construction, permit #BLD2013-00816. The Administrative Variance and the
Permit show side yard setbacks of 13' @ North and 7' @ South. Turns out the
owners and their surveyor have discovered that the neighbors driveway is over the
South line. They are moving forward with a lot line adjustment of 2' Per our
conversation we request that the South side yard setback be changed from 7' to 5'
and the total lot width be changed from 100' to 98'. Thank you for your
cooperation on this, we are looking forward to completing the bank financing and
