Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Grace Miller Land Use Planner Mason County Planning Department 1/27/2012 Page 1 of 3 SP12011-00066 Site Inspection 1/27/2012 Case No.: SP 12011-00066 Comments: The property was inspected by Planner, Grace Miller, with applicant on 1/25/12. The site is located on Fawn Lake which is within an Urban Residential Shoreline Environment. The property is Zoned Rural Residential 5 (RR5). Currently the site does not have any structures. It has a newly designed septic system to be located between the building site and the lake. The shoreline setback was determined by drawing a line betweeen the rooflines of the immediately adjacent residences. This line crosses the applicant's parcel diagonally. Stakes were driven at and across this line to indicate the shoreline setback. This setback applies to all portions of the proposed development that are above grade. This includes decks, rooflines, heatpumps, etc.. All portions of the development must be landward of this shoreline setback. From this line and toward the lake for 15', the area may be used for landscaping and at-grade patios. The area waterward of this, toward the lake and wetland, is considered to be a Fish & Wildlife Habitat Conservation Area Buffer. The area where the septic system is to be located has been maintained with lawn/ mowed grass. This area may continue to be maintained as lawn. The area between the septic system and the lake shoreline is considered to be undisturbed natural buffer and is to be retained as such. Some development activities are allowed within this buffer such as trails, as explained within the enclosed chapter. The buffer area that contains native trees and vegetation must be retained as a buffer area. This buffer area is regulated by both the Fish & Wildlife Habiatat Conservation Area Chapter and the Wetland Chapter of the Mason County Resource Ordinance. Please see the enclosed Fish & Wildlife Habitat Conservation Area Chapter for applicable regulations for those actvities allowed within a buffer both with and without a Mason Environmental Permit. The minimum sideyard setback is 6'. This is allowed because it represents 10% of the width of the lot which is 60'. This setback may be approved at 5' with an approved administrative variance. The minimum frontyard setback from the road easement is 25'. This setback may be approved down to 10' with an approved administrative variance. Within the wetland are several large alder trees, a dead maple snag and salmonberries visible at this time of year. An inspection within the growing season may indicate additional wetland species. Attached please find the wetland chapter of the Mason County Resource Ordinance. I have highlighted the sections that explain those activities allowed within a wetland and its buffer both with and without a Mason Environmental Permit. Please let me know if you have any questions.
