The following details are provided by the Mason County Building Department that are intended to assist you with the
building permit application process. Complete applications will prevent delays in processing the permit application.

and self-contained,does not require a building permit from the Mason County Building Department.
Check with the Mason County Environmental Health Food Program(WAC 246-215)for food safety requirements.
Site built and manufactured units that do not meet the above criteria must apply for a building permit.
• All units shall be setback a minimum of 20'0"from property lines,possibly more depending upon location of site,and
a minimum of 40'0"from other structures. The Contact the Mason County Planning Department at(360)427-9670
ext.281 for additional requirements.
• A Building permit will be required for manufactured units that are movable,portable,or wheeled structures
constructed off-site then placed on the property. They shall be licensed and labeled by the Washington State
Department of Labor and Industries as a Commercial Coach or Vendor Unit and shall have the correct label:gold
(modular structure)black(commercial coach)or yellow with black(vendor units). Contact the Department of Labor
&Industries Plan Review Supervisor at(360)902-5221 for compliance information.All manufactured structures must
be permanently attached to the ground as specified by the manufacturer or a Washington State licensed engineer or
architect. Details regarding attachment must be submitted with the building permit application. Refer to Title 14,
chapter 40,page 9 of the Mason County Building Code Ordinance for additional requirements.
• Site built structures, constructed on-site, and must be constructed to meet the requirements of the International
Building Code in effect at the time the building permit is submitted.Construction plans shall include:
✓ Continuous footing,foundation system and floor framing details
✓ Floor plan
✓ Comply with conventional construction provisions of Chapter 23, of the International Building Code (IBC), as
amended by WAC 51-40.or be designed by a Washington State licensed engineer or architect.
✓ Identify exits as required by Chapter 10 of the IBC including,doors,landings,etc.
✓ Identify fire assembly,if required,due to location on property,or occupancy separation.
✓ Show compliance to current Washington State Energy and Ventilation and Indoor Air Quality Code.
✓ Identify location of plumbing fixtures required in Chapter 29 of the IBC/Washington State Amendments.
✓ If cooking involves grease-laden vapor,a Type I hood and UL listed compliant hood suppression system,
complying with the International Mechanical Code will be required. Building plans must identify construction
details for a 1-hour shaft and the hood,including clearances,supports,grease duct details,and exhaust outlet.
✓ Location of fire extinguishers.
✓ Roof framing or truss diagrams from the truss manufacturer need to be submitted for review.
✓ Include a detailed cross-section of the proposed structure including girder and beam information.
• All units, site-built or manufactured, that are permanently installed (connected to sewer system, wheels, hitch and
vehicle license removed with an approved set-up)shall show compliance to the following:
✓ Designed to be accessible to persons with disabilities as required in Chapter 11 of the IBC/Washington State
Amendments(WAC 51-40),including but not limited to ramps,restrooms,etc.
✓ Approved landings at each exit. Include construction details.
✓ Restroom fixtures,complying with Chapter 29 of Washington Amendments to the IBC.

A complete building permit application will include and or identify the following information:
✓ Three (3) copies of construction plans. If the structure is constructed on-site include construction drawings for
footings/ foundation, and floor plan. Construction drawings should include continuous foundation details,
(illustrate anchorage system), floor plan, (with equipment list), details of accessibility (ramps, crosswalks,
parking,handrails,etc.),details of construction,(framing,trusses,insulation,exits,plumbing,heating,etc.).
✓ An accurate site plan, drawn to scale,showing that the structure is at least 20' from property lines and at least 40'
from adjacent structure. Be sure to include location and dimension of all property lines, existing structure(s),
proposed structures,landscaping,parking,drainage,traffic pattern signs,and any outdoor lighting or signs. The
site plan application form has a list of additional information required on the site plan. Follow the directions
listed in the site plan application form.
✓ Completed building permit application form.
✓ Completed mechanical/plumbing application form applies to site-bu ilt structures.
✓ When parking is provided,at least one parking space must be designed to meet the van standard as described in
the WAC 51-40,additional parking is may also be required dependent upon the size of the structure.
