PURPOSE AND LOCATION This report summarizes the results of our geotechnical consulting services for the proposed residence on the above-noted property (see Site Map below). The residence will be constructed on a 1.1 acre lot. Clearing and grading has occurred on the site, and utilities including water, electric, communications and fiber optic have been brought to the site. Additionally a septic system has been installed. The site is located directly off Bay Heights Drive, which is off of Gills Cove Drive from Grapeview Loop. The 1.1- acre parcel is roughly a four-sided parcel with a long southern border that extends the west parcel boundary to a point. The proposed building site is the northwest portion of the property as indicated on the site map. Access to the residence will be via the driveway to the east of the proposed residence, the client's driveway is at about the 80-foot contour. The site is approximately 15 miles northeast of Shelton, Washington. The assessment has been commissioned by owners Alexes and Gabriel Bornstein (clients). Our understanding of the project is based on our discussions with the clients. We understand that the site is to be developed with a new home. No major grading is expected for this development. The septic drain field is located to the southeast of the building envelope and since water is community, a well buffer is not included on the drawing (See Figure 2). The approximate layout of the site is shown on the Site Plan, Figure 2. The site was visited by Curtis D Cushman L.E.G. And Blaise Jelinek E.I.T. of All American Geotechnical (AAG)on January 25, 2018. Clients were not on site at the time of the visit. _7T Proposed } 4J i•F , ♦ ♦ �♦ 1 ! i y No slope stability analysis was prepared for this property as no slopes on or near the property within 300'of the development met the criteria of a 40% slope with vertical relief of ten or more feet or any of the other criteria requiring a geotechnical report (17.01.100 Landslide Hazard A.l.a. to f.) This was verified at the time of the AAG site visit. The Mason County Resource Ordinance Geologically Hazardous Areas (12-27-2006; revised June 16, 2009) contains the following: 17.01.100 Landslide Hazard Areas E. Special Reports 1. Applicability Category d. Development proposed within 300 feet of areas with slopes between 15 percent (8.5 degrees) and 40 percent (21.8 degrees) will require a Geological Assessment, and may further require a Geotechnical Report upon the findings of the assessment. SITE CONDITIONS The proposed building site is located in an area of sparse residential development in Mason County, Washington. The visit by AAG was a site investigation by Curtis D Cushman L.E.G and Blaise Jelinek E.I.T. The purpose of a site investigation is to physically observe the property and adjacent properties to identify any recognized geologic conditions. Visual observations were documented. Site-specific features were identified, vegetation noted, and local geology noted. No evidence of deep-seated slope instability was observed onsite. The trees seen on site are straight and vertical Mason County in a memo from Ron Buckhold (page 12) expressed concern regarding the fault that is mapped to the south of the parcel. GEOLOGIC CONDITIONS(1) The slope material is composed of glacial material. The following is the most recent mapping. The Geologic Map of the Vaughn 7.5-minute Quadrangle, Mason County Washington by Logan, T., et al., 2007; Washington Department of Geology and Earth Resources Map GM-65, has mapped the geology as Vashon Till (Qgt). The map legend reads: Vashon till—Unstratified to moderately stratified, compact, unsorted mixture of clay, silt, sand, and gravel deposited directly by glacial ice; gray to tan; nearly everywhere in sharp contact with underlying units; does not drain well as permeability and porosity are low; sand and finer grains in matrix are very angular;pebble- to boulder-size clasts are commonly striated and faceted, having angular and (or) rounded edges; boulders are generally disseminated and relatively rare; may contain interbeds of sand and gravel. The surface of this unit is characterized by streamlined drumlins, striations, and flutes that are generally hundreds to thousands of feet long. Angular to subrounded glacial erratic boulders, consisting mostly of plutonic or metamorphic rock, are common but disseminated on the surface of this unit. Unit may be capped by a few feet of unsorted and stained ablation sand and gravel or by unit Qgos. Vashon till locally crosscuts older sediments, forming angular unconformities. Unit Qgt ranges in thickness from 0 to at least 50 ft. This unit will support the proposed structure. The Liquefaction Susceptibility Map of Mason County, Washington by Palmer, Magsino, Poelstra, Bilderback, Folger, and Niggemann (September 2004) maps the site area as having a very low liquefaction potential. The Site Class Map of Mason County, Washington by Palmer, Magsino, Bilderback, Poelstra, Folger, and Niggemann (September 2004) maps the site area as site class C. Site class C is a very dense soil or soft rock. GEOSEISMIC SETTING The site is just north of a mapped branch of the Tacoma Fault commonly known as the Catfish Lake Fault or the Catfish Lake Scarp. He site is on the upthrown side of a reverse fault dipping to the north. The displacement is minor, but sufficient to dam north-flowing streams into a few small lakes,notably the eponymous Catfish Lake. The displacements that are visible enough to be mapped are likely relief features of the east-west Tacoma Fault. The Vaughn Quadrangle map indicates a major event, sufficient to dam Catfish Lake but of unknown intensity, taking place approximately 1200 years b.p. According to the Seismic Zone Map of the United States contained in the 2006 International Building Code (IBC), the project site is located where the maximum spectral response acceleration is 40 percent of gravity(g). The Geoseismic section has been included because of the proximity to the mapped fault. SITE SOILS The soil on the site is Sinclair shotty loam (So). This classification is from the USDA Web Soil Survey and is described as follows. Sinclair shotty loam, 5 to 15 percent slopes Map Unit Setting National map unit symbol: 2hn7 Elevation: 0 to 300 feet Mean annual precipitation: 25 to 50 inches Mean annual air temperature: 50 degrees F Frost-free period: 200 days Farmland classification: Farmland of statewide importance Map Unit Composition Sinclair and similar soils: 100 percent Estimates are based on observations, descriptions, and transects of the map unit. Hydrologic Soil Group: B Other vegetative classification: Limited Depth Soils (G002XN302WA) Hydric soil rating: No The Sinclair soil is typical of the soils derived from till plains. It is moderately well-drained, not subject to flooding and is suitable for construction although, as a general rule, the development of footings removes the soil to the underlying firm and unyielding geology. GROUND WATER CONDITIONS(2a) No evidence of active surface erosion was observed. No surface water flow was observed onsite. No ponding of water was observed throughout the site. No seeps or springs were observed on site. DEPTH TO WATER(2b) A nearby well struck a sand and gravel layer at the -40-foot depth and reported the static water at -42- feet. This is likely similar to the profile on-site. QUANTITY OF SEEPAGE(2c) Groundwater seepage was not observed at the proposed building location or throughout the site. Wetland vegetation was not observed at the proposed building location or throughout the site. UPSLOPE GEOMORPHOLOGY(2d) The upslope above the building site rises less than 40 %. This rises eventually to a mapped height of a knoll 128 feet located 1000 feet to the northwest. This does not threaten the building site. UPLAND WATER BODIES AND WETLANDS(2e) There are none in the inventory, in the available literature, and none seen above the site. The site topography and the topography of the immediate area(drumlin in shape) shield the site from water bodies that could impact the site. DEPTH TO COMPETENT SOIL(3) This is likely very shallow, as seen in the cut. POTENTIAL FOR LANDSLIDE ACTIVITY(6) There will be no development on any LHA or associated buffer or setback. Landslide activity should not be a factor in the development and the development should not create any landslide hazard. GEOTECHNICAL REPORT RECOMMENDATION(7) No geotechnical report will be needed for this project. LANDSLIDE HAZARD DETERMINATION(8)(a-d) No Landslide hazards or associated buffers or setbacks were found present within the 300 feet. CONCLUSIONS AND OPINIONS The Tacoma Fault as seen in the Catfish Lake Scarp is not a major hazard to this single-family residence if it is designed in accordance with the ground accelerations and in accordance with the site classification as noted above. The clients should be advised of the potential hazard of a seismic event and plan accordingly as should all residents and governmental agencies in the area. The site is acceptable for the proposed development based on the requirements of Mason County. The seismic hazard is minimal but present as it is in all of Western Washington. There is no evidence of soil erosion or deposition onsite to suggest that the site should be included in the Erosion Hazard Area designation. Proposed activities and site conditions for the development do not warrant a more comprehensive Geotechnical Report. We recommend no further action is needed unless areas of concern are unearthed during construction. To minimize erosion and sedimentation, we recommend that vegetation be cultivated in areas around the building location following construction. Grass should be used within 10 feet of footings and over any utilities. Otherwise, native vegetation is preferred. The owner and builder must assure that silt and other debris during construction do not enter into the local watershed. Silt fences or berms may be needed. See Figure 3 for general erosion notes and for a silt fence. The tightline notes do not apply unless required by the engineer of record. If there are any changes in the loads, grades, locations, configurations or types of facilities to be constructed, the conclusions and recommendations presented in this report may not be fully applicable. If such changes are made, we should be given the opportunity to review our recommendations and provide written modifications or verifications, as appropriate. Changes to the Mason County Code may require our firm to revisit the subject site prior to development, if six months has elapsed,to ensure the conditions are in agreement with our original report. REPORT LIMITATIONS AND GUIDELINES FOR USE We have prepared this report for the exclusive use of Alexes and Gabriel Bornstein and their authorized agents for the proposed building location in Mason County, Washington. This report does not specify setbacks for: line-of-sight setbacks, FWHCA setbacks, eagle tree setbacks, wetland setbacks, or property line setbacks. Within the limitations of scope, schedule and budget, our services have been executed in accordance with generally accepted practices in the field of geotechnical engineering in this area at the time this report was prepared. No warranty or other conditions, expressed or implied, should be understood. CONTRACTORS ARE RESPONSIBLE FOR SITE SAFETY ON THEIR OWN CONSTRUCTION PROJECTS Our geotechnical recommendations are not intended to direct the contractor's procedures, methods, schedule or management of the work site. PLEASE READ THESE PROVISIONS CLOSELY Some clients, design professionals, and contractors may not recognize that geoscience practices (geotechnical engineering or geology) are far less exact than other engineering and natural science disciplines. This lack of understanding can create unrealistic expectations that could lead to disappointments, claims and disputes. All American Geotechnical includes these explanatory "limitations"provisions in our reports to help reduce such risks. The equipment, techniques and personnel used to perform an environmental study differ significantly from those used to perform a geotechnical or geologic study and vice versa.
