Page 1 of 5 I CASE NOTES FOR BLD2013-00844 CONDITIONS FOR BLD2013-00844 1) Owner/builder assumes all responsibility if drainfield/reserve area is encumbered. A. Drainfield/Reserve requires a 1 Oft setback from all footing/foundations. B. Septic tank(s) requires 5ft setback from all footing/foundations. C. No fou drains within 30ft, down gradient of drainfield/reserve area. X 2) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division. Page 2 of 5 8) The"approved" site plan is required to be on-site for inspection purposes. If an inspection is requested and the"approved" site plan is not on site, then approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and shall be collected by the Building artment prior to any further inspections being performed or approvals granted. 9) WIND LOADS- Roof coverings shall be designed and tested to withstand the maximum basic wind speed. The basic wind speed for Mason County is 85 MPH. Xt T 10) REQUIREMENTS FOR ROOF COVERINGS. Roof coverings shall be applied in accordance with the applicable provisions of the current code and the manufacturer's installation instructions. X 11) A Mason County Stormwater Management Worksheet was completed and signed as part of this building permit application. Design, sizing, placement, inspection and maintenance of stormwater management systems shall be the responsibility of the owner/agent of the developed parcel. It is the owner/agent/contractor's responsibility to ensure that Mason County Department of Public Works has approved the stormwater site plan for this parcel prior to the commencement of any development activities. *NOTE if Stormwater Management option "A"was selected on the Small Parcel Stormwater Management Application/Worksheet the document entitled "Managing Storm Drainage on Small Lots, The Small Parcel Stormwater Site Plan" constitutes an approved plan based on the criteria listed on the application/worksheet. Occupancy is limited to the approved and permitted classification. Page 3 of 5 15) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which is proposed to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review future planned work which may affect your project. 16) All changes to"approved" building plans that effect compliance with the international codes as amended and adopted, or any other Mason County ordinance or rig ration, must be reviewed and approved by Mason County prior to construction. &X 17) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building Inspector shall be m�tleprior to requesting additional inspections. X � 18) All property lines shall be clearly identified at the time of foundation inspection. X � 19) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with Mason County ordinances and building regulations. X OFIL 20) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit (older have prevented action from being taken. No more than one extension may be granted. 21) Approved per dimensions and setbacks on submitted site plan. Setbacks are measured from the furthest projection of the structure. X 22) The proposed project must be consistent with all applicable policies and other provisions of the Shoreline Management Act, its rules, and the Mason County Shorelister Program. Pr isposal of construction debris must be on land in such a manner that debris cannot enter or cause water quality degradation of State waters. X 24) Temporary erosion control measures must be implemented to prevent water quality degradation of adjacent.waters or properties. Silt fencing, straw, or surface matting must be installed and maintained until upland vegetation has become established. Proposed gutters to downspouts, to splash blocks. This project qualifies as a small project because: This project disturbs less than 1 acre and is not part of a comment plat development. This project will not create, add or replace more than 2,000 square feet of impervious surface. This project will move less than 100 cu. yds. of material graded on site and less than 500 cu. Yds. Of material under the foundation of a building to be built pursuant to an approved building permit. This project will cause less than 7,000 sq. ft. of land disturbing activity. This project is not located within a floodplain or shoreline designation. This project will not adversely impact a wetland, stream or water of the state, or change a natural drainage course. This project does not require engineering to comply. i I I Page 1 J t Element 1—Preserve vegetation/mark clearing limits The area to be cleared and graded shall be marked prior to clearing with visible flagging to preserve vegetation and to clearly show clearing limits. Only the areas marked on the SWPPP site plan to be cleared. Vehicles will only be allowed in the areas to be graded. Element 2—Construction Access BMP C105-There is an existing stabilized construction entrance that is a minimum of 12' onto site. Element 3—Control Flow Rates Does not apply as there will be no substantial grading of site. Post holes only for building. Element 4—Sediment Control Sediment control will be controlled on-site by placement of BMP C233 Silt Fence Element 5—Stabilize Soils Soils will not be stockpiled during the building stage of 2-3 weeks. No soils shall be exposed for more than 24 hours. Element 6—Protect Slopes Does not apply. No cut slope over 4 feet high will exceed 2 feet horizontal to 1 foot vertical, and no fill slopes over feet high will exceed 3 feet horizontal to 1 foot vertical. No engineered slope protection. Element 7—Protect permanent drain inlets There are no storm drain catch basin on site for which will install a temporary protection device, per storm drain inlet protection BMP C220 detail. Element 8—Stabilize channels and outlets Construction will occur during the dry weather. No storm drainage channels or ditches shall be constructed either temporary or permanent. Element 9—Control Pollutants Any and all pollutants, chemicals, liquid products and other materials that have the potential to pose a threat to human health or the environment will be covered, contained and protected from vandalism. All such products will be kept in a locked job site trailer. Element 10—Control De-watering No de-watering of the site is anticipated Element 11—Maintain best management practices Best management practices or BMPs will be inspected and maintained during construction and removed within 30 after the County Inspector or Engineer determines that the site is stabilized provided that they may be removed when they are no longer needed. Element 12- Manage the project This SWPPP will be implemented at all times. The erosion control BMPs will be implemented in the following sequences: 1. Mark clearing limits 2. Install stabilized construction entrance 3. Install protection for existing drainage systems and permanent drain inlets 4. Establish staging areas for storage and handling polluted materials and BMPs 5. Install sediment control BMPs 6. Grade and install stabilization measures for disturbed areas 7.
