This decision is based on our finding that:
The hearing was held on Tuesday, July 9, 2024.
Edward Iskra, Appellant, was present at the hearing. Assessor Patti McLean was present.
The Appellant disagreed with the increase in value on his property. He submitted four comparable sales that
were included in his petition. These comparable sales, from 2020 to 2022, have an adjusted sales price
ranging from $462,000 to $651,000.
The Assessor presented two comparable sales that were close in proximity to the subject property.
Comparable 1 was adjusted to $754,711 and comparable 2 was adjusted to $732,743.
The Assessor provided a comparable sales chart which included the Appellant's four sales, ranging from
$655,642 to $794,823.
The Board decided to accept the two Assessor comparables and one of the Appellant's comparables due to
the proximity to the subject property.
Therefore, the Board sustains the value for the land at $99,575 and overrules the improvements value and
sets the value at $630,333 for a total of$729,908 for the subject parcel.

The hearing was held on Tuesday, July 9, 2024.
David& Elaine Perkins, Appellants, were not present at the hearing. The Assessor's office was absent from
the hearing.
The Appellant stated on his petition that he bought the property on May 25, 2023, for$775,000.
During the protest period the improvements/property were reduced to $685,175. The land was not
contested and remains at $52,825 for a total of$738,000. This amount is less than the Appellant's estimate
of true and fair value.
Therefore, the Board sustains the new value of$738,000 total for the subject parcel.

The hearing was held on Tuesday, July 9, 2024.
Leonard&Karri Hohmann, Appellants, were not present at the hearing. IdaMae Jensen, Assessor's
Representative, and Assessor Patti McLean were present.
The Appellants stated on their petition there were no actual comparable sales to prove the subject property
value. The property is not a low bank waterfront according to the Appellant. They submitted two sales in
the Sales Comparison worksheet and the assessments of two neighboring properties. They also submitted a
copy of the county Assessor's comparable sales sheet.
The Assessor testified that she had spoken with the Appellant and expected the Appellants to withdraw their
appeal after explanation. Because of this no evidence was provided by the Assessor.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $293,065 and improvements at $629,700 for a total of
$922,765 for the subject parcel.
