This decision is based on our finding that:
The hearing was held on Wednesday, June 26, 2024.
Steven&Lori Sue Anderson, Appellants, were not present at the hearing. IdaMae Jensen, Assessor's
Representative, and Assessor Patti McLean were present.
The Appellants stated on their petition that they disagreed with the building/improvement value. They
submitted one comparable in their neighborhood on Soderberg Road in the amount of$640,000. The date
of sale was April 24, 2022.
The Assessor provided a sales grid with three comparable sales, one of which was the comparable listed in
the Appellants' petition. The values, as adjusted, ranged from $629,454 to $848,947. Due to the values of
the comparable sales being below the subject parcel's assessed value, an assessment roll correction (ARC)
was offered with a value of$714,600. The Appellant has not signed the ARC as of the hearing date.
The Board found a preponderance of the evidence that the Assessor was in error.
Therefore, the Board overrules the original value and accepts the Assessor's recommended adjusted value,
setting the value for the land at$97,270 and improvements at$617,390 for a total of$714,660 for the
subject parcel.

This decision is based on our finding that:
The hearing was held on Wednesday, June 26, 2024.
Dawn Turnbull, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, and
Assessor Patti McLean were present.
The Appellant noted on her petition that she believed the home has diminished value because of flooding
and has sustained damage from high tides.
During testimony, the Appellant testified that she pays $16,000 for the use of a parking area. She testified
further about the flooding that has occurred and displayed photographs of the damage.
The Assessor stated that the parking area was not included in their land value. She further testified that the
Federal Emergency Management Agency(FEMA) monitors king tides. Any damage that has occurred to
the subject parcel can be reported on a Destroyed Property form to the Assessor.
The Assessor provided three comparable sales. The values, as adjusted, ranged from $780,165 to
$1,186,718. The value of the subject parcel falls within this range.
The Board found no clear, cogent, or convincing evidence that the Assessor was in error.
Therefore, the Board sustains the value for the land at $191,350 and improvements at$715,140 for a total of
$906,490 for the subject parcel.
