Geotechnical Report Addendum-to Moon Report dated 12-20-2011
In 20111 prepared a geotechnical report for the Moons who were in the process of short
platting their property located off the E Victor Road in Victor, mason County. The property
short plat has been completed and the Lafleurs are progressing towards developing Lot# 1 of
the Moon short plat. The Moon property parcel number(s) were 12221-43-00021 & 00032.
No record of the report I prepared for the properties can be found on the County website. I
can furnish a copy of the original report if requested.
The Lafleurs are developing lot#1 of the short plat produced by AGATE LAND
SURVEYORS. Lot#1 has an un-typed stream the runs north-south and roughly divides the
property in half. The Lafleurs are developing the westerly half of the property and have
advanced no intent to disturb any of their property either in the stream setback boundary
(150' + 15' = 165')or the hazard area 50' vegetated buffer area. I feel the Lafleur's plans,
though within 300 feet of hazard area slopes, are acceptable and the factor of safety regarding
stability analysis and their development plans would far exceed the County's minimum
Factors of Safety (1.5 in a static condition and 1.1 in a dynamic analysis).
Summary &Conclusions: The Lafleur site is located in an area broadly termed a stable area.
The areas associated with the two streams on the Lafleur property are identified in Ecology's
Geological Map as of intermediate stability,typically considered stable,provided it is not
disturbed by human activity.No adverse impacts are anticipated from development
completion.
