Box 186 Shelton, Washington 98584 Subject: Aldsirbrook Inn Union,Washington Re: Brookside Building Tenant Improvement Review Dear Ms. Coker: Skilling Ward Magnusson Barkshire has reviewed the proposed tenant improvement to the Brookside Building at the Alderbrook Inn campus in Union,Washington. The proposed tenant improvement(TI)includes the partial demolition of an interior wall and the addition of new partition walls. From our review of the proposed TI architectural plans(Collins Woerman,Sheet A2.1, dated October 2002)and with reference to the original design K. drawings(Charles Gilman, architect; Sheets 1 to 4; dated July 18, 1964), we find that the Pr Caner Coughie,P.E. proposed TI affects only non-bearing and non-shear wall elements. None of the perimeter kcsk Principal primary column supports are modified or removed in this proposed TI. This TI therefore will @illing.com not diminish or compromise the structural integrity of the original building. Furthermore, the proposed TI is intended to accommodate administrative occupancy, which appears to be a use similar to that of the originally designed occupancy of real estate sales office and retail space. In our review of this TI,we reviewed the existing structural drawings. We also performed a site visit and found the existing building to be consistent with the original design drawings. From this review we determined that no primary structural framing element will be altered. Please consider the following: ■ The original design drawings show that this single-story building has a roof framed with glulam beams and girders that span to the perimeter steel pipe column supports and to the two buttress walls. The entire interior space is column-free and without interior bearing walls. ■ The existing lateral system of the building appears to consist of T-shaped reinforced concrete(stone faced)buttress walls located at the center of both the east and west sides of the building. This T-shape(in plan view) effectively acts to resist lateral forces in both the east-west and north-south directions. The buttress sits on a large spread Consulting Structural footing. The wall rises up the full height of the one-story building and supports a main and Civil Engineers glulam girder. The roof diaphragm consists of 2x6 tongue-and-groove decking. The TI of the interior space does not affect these elements. s The ground floor is a concrete slab on grade. A continuous reinforced concrete Suite 3100 1301 Fifth Avenue perimeter spread footing and knee wall support the perimeter steel pipe columns. Note that during our site visit we did review the existing building and find it to be consistent with the original design drawings. No significant alterations or modifications of the existing structure were observed. The structural integrity of the building will not be compromised by this proposed TI to accommodate administrative offices.
