Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Rural Residential 5 zoning designation. Standard building setbacks for this zoning are 20 foot side and rear setbacks with a 25 foot front yard setback. These setbacks are measured from portions of structures over 30 inches above grade such as roof overhangs, etc. Other setbacks can apply when critical areas are present such as streams, wetlands, steep slopes etc. On lots smaller than one acre, sideyard setbacks are equal to 10% of the lot width. The site is not within shoreline (SMA/SMP)jurisdiction. Landslide hazard areas: Generally the topography and features of lots 20 and 33 are very similar and would require the same type of review through a Geological Assessment. Lot 33 is situated higher relative to lot 20 and may be less prone to drainage and erosion issues, however a Geological Assessment by a licensed engineer, geologist or geotechnical engineer will address these issues in more detail. No significant signs of erosion or slope instability were identified on either lot. There is a cut slope along the western side of lot 20 where the access road to lower lots is located and no significant signs of erosion are evident. No springs or seeps were observed, although this may be due to prolonged dry weather. Due to the steep slopes on or adjacent to the site (within 300 feet) and over 15%, development of the property would require that a Geological Assessment be provided prior to permit issuance in accordance with the enclosed Landslide Hazard Ordinance, section EA. A least 2-3 copies of the report should be provided when applying for a building permit. The Landslide Hazard Covenant enclosed may need to be completed and recorded with the Mason County Auditor prior to building permit issuance if it is determined that the development will occur within a landslide hazard area or buffer. A copy of the recorded document would then need to be provided to the Planning Dept. Under ordinance 17.01.100 a minimum 50-foot natural vegetated buffer is required from landslide hazard areas (back from the top or toe of slope). An application can be made to reduce this distance based upon the recommendations contained within a geotechnical report or geological assessment. If this is requested the applicant needs to supply the County with the names and addresses of all adjacent land owners within 300 feet so that public notice can be done. A minimum 10 day comment period will take place after public notice has been issued.
