WHEREAS , AYOCK LAND COMPANY , a limited partnership is
now the owner of:
Lots 21 , 22 and 23 in Block 1 of the
Corrected Plat of Ayock Beach , County
Of Mason , State of Washington
and
WHEREAS , in order to develope said lots for residential
purposes it will be necessary to grant certain easements for
drains , drain fields and septic tanks to be so placed and
connected . That one system shall serve the three separate lots .
NOW, THEREFORE , AYOCK LAND COMPANY , a limited partnership ,
hereby grants and gives a perpetual easement for the purpose of
establishing drain lines , drain fields and septic tanks for the
use and benefit of the owners of the property now commonly known
as :
Lots 21 , 22 and 23 in Block 1 of the
Corrected Plat of Ayock Beach , County
of Mason , State of Washington
as follows :
1 . Over , along , under and across the West 20
feet of Lot 21 , Block 1 , the South 15 feet
of Lot 22 , Block 1 and the South 15 feet
of the East 30 feet of Lot 23 all located
in the Corrected Plat of Ayock Beach , together
with an easement over , along , under and across
the North 75 feet of the West 35 feet of Lot
23, Block 1 , of the Corrected Plat of Ayock
Beach , for a location of a drain field and
an easement over , along , under and across a
5 foot wide strip adjoining the easement of
the South 15 feet of the East 30 feet of Lot
23, Block 1 , with the North 75 feet of the Blest
35 feet of Lot 23 , Block 1 , of the Corrected Plat
of Ayock Beach .
2 . No more than a two (2) bedroom home shall be
construrtPd upon any en^ ( 1 ) cf the z;fci enientiuried
lots .
3. The owners of all lots , individually and jointly ,
shall be responsible for the maintenance , care ,
expense of the operation of all drain lines ,
drain fields and septic tanks . That said costs
shall include the restoration of all easement
areas to the condition in which they may be placed
at the time any work or excavation is done thereon .
4. No permanent structures shall be placed upon any
easement areas .
5 . • That said easements , restrictions and obligations
shall run with the land .
