Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, I Kell McAbov Land Use Planner Mason County Planning Department 10/10/2005 1 of 3 SP12005-00290 Site Inspection 10/10/2005 Case No.: SP12005-00290 Comments: Pre-inspection for Morotha and Kelly Pasha Lot Description: The applicants did not provide a site plan or lot dimensions, so it is unclear regarding the size of the lot. However, it definitely appears large enough to meet all the standard setbacks as required by the Mason County Development Regulations, in addition to the setbacks that may be required if the on-site wetland is jurisdictional (see below). The lot has been partially cleared and appears to have been recently used as a recreational camping site. The lot is relatively flat and would not require any GeoTechnical reporting. Zoning: The zoning designation for the site is Rural Residential 5 (RR5). Standard setbacks for this zoning are a 25-foot front yard setback and a 20-foot setback for side and back yards. The front yard refers to the lot line adjacent to the property access, including access easements. The setbacks are measured from structures above grade such as roof overhangs (roof gutters), and other structures/appurtenances, including heat pumps etc. When the lot width is less than 100 feet, setbacks would equal 10% of the lot width. An administrative variance can be applied for to get a reduction in the required setbacks (minimum of 5 feet for sides, minimum of 10 feet for front and rear) if the lot meets certain criteria. Other setbacks can apply when critical areas are present, see below. Wetlands: The proposed building location is adjacent to a small wetland and possibly within a wetland setback/buffer area, depending on the wetland category. A wetland delineation and categorization will be needed to determine the applicable buffer requirements for the site. A list of wetland consultants is enclosed j for your information, although you may also choose other qualified professionals not on this list. Also enclosed is the Wetlands chapter from the Mason County Resource Ordinance. Streams: There may be a jurisdictional stream associated with the wetland, although it is unlikely going to impact the location of the proposed building location. The wetland biologist can make the determination if a defined stream is present in association with the wetland.
