Dear Applicant: As part of this department's review of your permit application, a Resource Lands and Critical Areas (RLC) site inspection was performed on your property. Below you will find comments made regarding the proposed development and its critical values. This information is based on County and State regulations as they exist to date. Staff performed site review and provides the following information from the perspective of the planning regulations. Questions relating to buildability from an Environmental Health department (well and septic) and a Building Department (structures) point of view should be addressed directly to those departments. It was difficult to tell from the site plan, and in the field, where the parcel boundaries were. The location of the lot line on the hand drawn plan appear to differ from the lot line on the assessors map. The application gave the parcel no. for the lot your house is on, but we are assuming that you wanted us to look at the vacant lot that you own. The parcels are forested, and there was considerable salal underbrush. Staff found one survey stake near the road. The land in this area is within 250 feet of steep slopes which are regulated under the Potential Landslide Hazard Area Chapter 17.01 .100 of the Mason County Resource Ordinance. Development would require completion of a site-specific and project specific geotechnical report completed by an engineer licensed in the state of Washington, with knowledge and experience of local soils, geology and slope stability.
