Dear Mr. Byrne:
Thank you for the opportunity to comment on the determination
of nonsignificance to construct a dining room addition to a
single family residence proposed by Vern Gambriell (90-201) .
We reviewed the environmental checklist and have the
following comments.
Mason County Shoreline Master Program Section 7 . 13 . 020
prohibits expansion of nonconforming developments, with the
following exceptions: If the nonconformance is by reason of
substandard lot dimensions, lot area, or setbacks. If the
applicant can demonstrate that this proposal meets the
exception criteria, he may request a variance for the
proposed expansion. The proposal must then comply with the
variance criteria of master program Section 7 . 28 . 020 and WAC
173-14-150 .
The proposed project must be consistent with all applicable
policies and other provisions of the Shoreline Management
Act, its rules, and the local shoreline master program. This
is required even if the project is found to be exempt from
the substantial development permit requirements of the act.
The project site plan included in the shoreline permit
application must meet the requirements of WAC 173-14-110 .
