home.
Dear Applicant:
As part of this department's review of your permit application, a Shoreline Inspection
(SPI) was performed on your property. Below you will find comments made regarding
the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and
wetlands must be included in your specific proposal; these setbacks area included as
part of the comments listed below.
This information is based on County and State regulations as they exist to date. These
regulations may change and may affect the requirements for development of the subject
property.

Comments: A site inspection was performed on September 8, 2000 by
planning staff, Shandra O'Haleck to determine regulations
regarding remodeling of an existing house. As adjacent
residences are sited at an equivilent distance or closer to the
shoreline, common line setback does not affect remodeling. The
default setback for this site, as an Urban Residential shoreline
designation, is 15 feet and all expansion of the existing structure
must take place behind this setback line. The 15 feet is
determined from the edge of the existing bulkhead.
The applicant indicated a desire to rebuild a garage with an office
space above. This is allowed with a building permit. If this space
becomes an accesory living quarters with kitchen facilities a
shoreline substantial development permit is required also.

County Shoreline Master Program for your review.
