1) The use, handling and storage of hazard u mat iaJs or flammable and combustible liquids in excess of 10 gallons is not allowed without the approval
of the Mason County Fire Marshal. X
2) Provisions for surface/subsurface drai jeontrol must be implemented with new construction or development on site and MUST NOT adversely
impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of
the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For
further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or
access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any
construction which i roposed to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review future
planned work whichFyct your project.

10) All approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will
not be g anted. In addition, a re-inspection fee in the amount of$47.00 per hour(minimum 1 hour) will be charged and must be collected by the
'Building ment prior to any further inspections being performed or approvals granted.

11) In acc da a with the Uniform Building Code, all sites shall have approved numbers or addresses located in such a position as to be plainly visible and
legible from the stree or road fronting the property. Mason County Building Department requires that this be completed prior to calling for any site
inspections. -inspection fee based on rates as adopted by the jurisdiction and the Uniform Building Code will be assessed if the owner and/or
contracto it to post the address on site prior to requesting inspections.

12) The plan review check list and corrections, along with the Energy Compliance Worksheet (when applicable) are part of the approved plans and must
remain thereto. It is the responsibility of the applicant to make the corrections indicated on the plans. Once the plans are marked "APPROVED", they
shall not be chan ltered without authorization from the Building Official. The permit holder is responsible to retain the complete approved set of
plans on site f he duration of the project. Failure to comply and/or removal of approved documents will result in failure of required building
inspections.

13) The "approved" plot plan_Js required to be on-site for inspection purposes. If an inspection is requested and the "approved" plot plan is not on site, then

14) In buildings of un y tight construction, fuel-burning appliances (excluding cooking appliances and domestic clothes dryers) shall obtain combustion
air from outsi in accordance with the Uniform Mechanical Code.

15) Any changes in proposed construction shall be reviewed by the engineer or architect of record and submitted in writing to the Mason County Building
Department prior nstruction. All engineering and/or architectural documents are a part of the approved set of plans and shall remain attached
thereto. If do ents are removed, approval will not be granted. In addition, a re-inspection fee of$47.00 per hour(minimum 1 hour) will be charged
and shall be collected by the Building Department prior to any further inspections being performed or approvals granted.

16) All construction must meet or exceed all local ordinances and the 1997 Uniform Building Code requirements as adopted and amended by Mason
County and the St Washington. Occupancy is limited to the approved and permitted classification. Any non-approved change of use or
occupancy wo result in permit revocation.

17) All changes to " pproved" building plans that effect compliance with the Uniform Codes as amended and adopted, or any other Mason County
ordinance or re gu on, must be reviewed and approved by Mason County prior to construction.

18) The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance
with the Uniflorm Codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building
Inspectors be made prior to requesting additional inspections.

19)• All pro ne tan must be installed in accordance with the Uniform Fire Code and all applicable Mason County ordinances. All propane tanks filled on
site mus cated a minimum of 10' from any possible source of ignition (electrical outlets, electrical fixtures, compressors, etc), mechanical system
air intake (direct vent appliance, ventilation air intake, etc), and/or any weeds, grass, brush, trash or any other similar combustible materials. Propane
tanks less than 125 oaUons must also be located a minimum of 5' from any building opening (foundation vents, windows, doors etc), property line or
easement. I aa pane tank is exposed to probable vehicular damage, protective bollards must be installed.

20) Fuel piping be inspected after the installation of gas piping is complete, and before the attachment of fixtures, appliances, or shut-off valves. At
the time of inspectio est pressure shall be no less than 10 psi held for no less than 15 minutes. Appliances to be attached to the fuel piping
system shall not used until the final inspection has been performed and approved by a Mason County building inspector.

21) All property IiL shall be clearly identified at the time of foundation inspection. X
22) All building permits shall have a final inspection performed and approved by the Mason County uilding Department prior to permit expiration. The
failure to request a filaatinspection or to obtain approval will be documented in the legal property records on file with Mason County as being
non-compliant Mason County ordinances and building regulations.

23) All permits exp a 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time
for action for a perio exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the
permit holder hayd prevented action from being taken. No more than one extension may be granted.

24) 1997 UBC Cha er 17, Section 1701. In addition to the inspections required by UBC Section 108, the owner or the engineer or architect of record acting
as the owner's agent all employ one or more special inspectors who shall provide inspections during construction on the types of work listed under
UBC Section 1701. The special inspectors' duties & responsibilities shall be as specified in 1701.2 and 1701.3.

contains only those comments related to the Building Department review and does not reflect
any additional needs of the other county departments. Please review the following project
data, and plan review comments. It is important that you then follow the instructions for re-
submittal following the plan review comments.

PLAN REVIEW COMMENTS:
1, The lateral analysis calculations are not clearly indicated. The engineer's lateral
calculations do not indicate the lateral loads to be applied to each wall line at each floor level,
nor are the lengths and locations of each shear wall indicated on either the plan sheets or the
calculations packet. The plans specify that all walls shall be SW 1 unless otherwise noted,
however without the calculations for each wall line indicating the required length of shear
wall required, it is unknown how many feet of shear wall are required, nor is it known where
hold downs or straps are to be located etc. Only one shear wall is labeled on the plan sheets,
the front of the main level garage walls, and the accompanying shear wall schedule printed on
the plan sheets does not match that of the one in the calculation packet. Please provide full
lateral calculations indicating the lateral loads to be applied to each wall line, the location and
length of each shear wall, the location of each hold down and/or strap as well as any other
pertinent engineering requirement. Then, please be sure to clearly and accurately transfer all
engineering requirements to the plan sheets.
2, The proposed plans contain concrete walls with heights exceeding 8'. All concrete
walls exceeding 8' in height require an engineer's analysis. Please provide full engineering
calculations and specifications for the specific concrete walls.
3, The proposed plan indicates a concrete retaining wall exceeding 30" in height located
within the 5' minimum required sideyard setback. The plans must be revised to assure that no
construction exceeding 30" in height will be located closer than 5' to any property line or
easement, or a sideyard setback variance application must be submitted and approved prior to
permit issuance. Please either revise the plans or obtain a variance.
4, The proposed plan indicates 4 propane tanks to be installed at the west side of the
building. Please indicate the number and size of the proposed tanks to be installed.
5, The plans indicate the required fire resistive construction for the separation between
the upper level and the garage, however, no separation is shown between the entry area and
the stairs above, nor any from the entry area to the storage area below. Also required will be
one hour fire resistive construction below the garage. The storage area building sections do
not indicate any such fire resistive construction where they support members of the upper
level or the garage level. When fire resistive construction is required, such as between the
upper level and the garage and between the garage and the storage area, all structural
members supporting such fire resistive separations must also be protected to the same degree.
Please indicate on the plans how this required fire resistive construction will be constructed,
including any necessary opening protectives.
6, The plans indicate several instances of structural steel. All structural welding must
have special inspections as required by Uniform Building Code (UBC) section 1701.
Enclosed is a special inspection authorization form that needs to be completed, identifying
who will perform the required special inspections for the structural steel. Please complete,
sign and return the authorization form to the Building Department prior to permit issuance.
Please make the required corrections and/or clarifications and submit two sets of the plans
showing the revisions, clearly marked on the sheets and noted with a cloud surrounding them
or some other method of distinguishing the revisions. If only affected pages are re-submitted,
arrangements should be made to remove the voided sheets and re-insert the new sheets into
both building department copies of the submitted plans. Please detail all corrections and/or
revisions in a transmittal letter, numbered in the same order as in the plan review letter to aid
in a timely re-submittal review. Please be sure to reference the BLD number noted above to
identify the file to which all re-submitted documents belong. Re-submitted plans are
normally reviewed within 5 working days of the receipt of proper and complete revisions in
our office. If re-submittal documents are incomplete or changes are made requiring additional
review, an additional plan review fee may be charged at the rate of$47.00 per hour.
