Project Description Planning preinspection to determine applicability of critical
areas regulations to proposed single family residence.

Critical Areas (RLC) site inspection was performed on your property. Below you will find
comments made regarding the proposed development and its critical values.
This information is based on County and State regulations as they exist to date. These
regulations may change and may affect the requirements for development of the subject
property.

Comments Site visit was conducted to provide applicant Wayne
Cummingham, and applicant's agent Keith Fuller, information on
planning regulations applicable to the property in question. The
site is located on the upper portion of the high, steeply sloping
bluffs which abut the south shore of Hood Canal. Slopes on the
site vary from medium to steeply sloping (30% to over 50%) with
steep slopes in the area of the proposed development area.
Previously, a building pad was cleared at the top of a steep slope,
and a "daylight basement" type concrete foundation constructed.
Staff recommends that the applicant contact the Mason County
Building Department for a site inspection to determine the
usability of this earlier foundation, for any future project, before
making decisions relative to design configurations.
Landslide Hazard Area Chapter 17.01.100 of the Mason County
Resource Ordinance guides in the review of areas with steep
slopes. Slopes very close to the proposed development area are
greater than 40%, which will require a project-specific
Geotechnical Report by an engineer licensed in the state of
washington, with knowledge and experience of local soils,
geology and slope stability. The report should address the
provisions set forth in section E5 of the enclosed chapter (see
highlighted area), and include coverage of the following
site-specific issues.
The earlier development of a building pad resulted in some
overcast material on the steep slope. Treatment and use of of
this area should be included in the geotech report. The report
should also address proposed site treatment relative to the steep
(almost vertical) bank at the road cut, immediately below the
proposed building area, including site and development
recommendations.
Please also review the chapter's recommendations for
development standards, which address how to maintain such
areas, including vegetation retention, and minimizing disturbance
to the site, except in the immediate development area.
Just a suggestion FYI, while staff was performing site review, one
of the neighbors commented that it appeared an earlier owner
had performed some site work which may extend beyond one of
the boundaries. Staff does not know if this is the case or not, but
new purchasers often find that taking the time to find the actual
surveyed site boundaries, can go a long way to ensuring that your
development work is performed within the actual site ownership,

rather than relying on assumptions based on earlier activities.

This checklist is designed to assist an applicant for a Building Permit, On-Site Sewage System Site Evaluation and
Disposal Permit, Access Permit, Land Modification Permit, Boundary Line Adjustments, Land Segregations, Hazardous
Waste Permit, or Shoreline Permit in determining whether their property is affect by regulations under the Mason
