Per Mason County Code,Title 14,Chapter 14.48 a stormwater site plan is required whenever a building application is

'Redevelopment means,on an already developed site, the creation or addition of impervious surfaces, structural development
including construction, installation or expansion of a building or other structure,and/or replacement of impervious surface that is not
part of a routine maintenance activity, and land disturbing activities associated with structural or impervious redevelopment.
2Common impervious surfaces include, but are not limited to,rooftops, walkways, patios, driveways, parking lots or storage areas,
concrete or asphalt paving, gravel roads, packed earthen materials, and oiled, macadam or other surfaces which similarly impede the
natural infiltration of stormwater.Open, uncovered retention/detention facilities shall not be considered as impervious surfaces.
To Calculate Impervious Surfaces Please Complete This Table

Re Building Permit Number: BLD2009-00546 Construct a dwelling on an existing foundation
system
Dear Mr. &Mrs. Meneray,
Thank you for submitting the building permit application referenced above. In order to complete
the building department review additional information will be needed which is listed below.
PLAN REVIEW REQUIREMENT COMMENTS:
1. The building plans specify that an existing foundation system will be used to support the proposed
structure. Referencing a site inspection performed in March 1996 by a Mason County Building
inspector the report states the following, "little or no reinforcement in wall, rebar is sticking out of
wall in some location. Walls are up to eight feet in height. Wall does not meet minimum code. If
it is to be used the Building Department would require the inspection and recommendation by a
structural Engineer." The building plans reference the existing foundation in details S3 on sheet
S 1 indicating that Morta engineering has certified the foundation without reinforcement. Since the
existing foundation system does not conform to existing code requirements a foundation design
shall be required. The design will need to address the proposed structure being constructed on the
foundation and be prepared by a Washington State licensed design professional.
2. The building plans propose welding on-site in order to make proper connections to structural
members. A special inspector certified to perform welding inspections shall be required to verify
that welding is performed in accordance to design specifications. Please make arrangements to
complete the Special Inspection Authorization form enclosed.
3. Compliance to the prescriptive option of the 2006 Washington State Energy Code (WSEC)
includes installation of R-10 slab insulation along the perimeter where concrete walls are less than
24-inches below grade. Building plans reference R-5 insulation vertically along the perimeter and
R-10 slab insulation horizontally. Please verify WSEC proposed compliance.
4. The window located in the bedroom located in the basement specifies a horizontal slider window
with dimensions 4630. Based upon information available to our office the window may not
comply with minimum egress requirements including min 5-sq. ft. net open able area and sill
height not to exceed 44-inches above the finished floor. Please verify code compliance.
When you have compiled the requested information please submit it to the Mason County Building
Department, attention D. Coker. Please respond to comments, in writing, in the order listed. Revisions,
required as a result of this letter must be transferred onto proposed building plans. Where required, please
return two sets of revised plans and documents along with two sets of calculations. If you have questions
please contact me at(360) 427-9670 ext. 510 or via e-mail at: dlc@co.mason.wa.us
Sincerely,
Debbera Coker
