1) The 250-gallon LP tank, located underground, is approved provided the pressure relief valve and filling connection is located at least 10-ft from a
building or property line that can be built upon.
The tank and
all apputenances shall be provided with an approved barrier to prevent vehicle damage.

2) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance
Division. There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be
obtained at 1-800-647-0982. The person signing this condition is either the homeowner, agent for the owner or a registered contractor according to
WA state law. X
3) Owner/Agent is responsible to post the assigned address and/or purchase and post private road signs in accordance with Mason County Title
14.28.

4) The approved site plan is required to be on-site for inspection purposes. If inspection is called for and the site plan is not on site, Approval WILL
NOT be granted. In addition, a reinspection fee, based on the current fee schedule, minimum one-hour will be charged and collected by the Mason
County Building Department prior to any further inspections being performed or approvals granted.
5) ALL CONSTRUCTION MUST MEET OR EXCEED ALL LOCAL CODES AND THE INTERNATIONAL CODE REQUIREMENTS AND
OCCUPANCY IS LIMITED TO THE PERMITTED AND APPROVED CLASSIFICATION. ANY CHANGE OF USE OR OCCUPANCY WOULD
RESULT IN PERMIT REVOCATION. CHANGE OF USE MUST BE APPROVED PRIOR TO CHANGE. x

6) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely
impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements
of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose.
For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a
driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450.
For any construction which is proposed to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review
future planned work whigh2ay affect your project.

8) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE
ADOPTED BUILDING CODE.
The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in
conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a
Mason Coun u ding Inspector shall be made prior to requesting additional inspections.

9) If the tank size is between 125 and 500 gallons you must follow these guidelines: 1. Tank is to be 10 feet from any buidling, public way or property
line. 2. If the tank is exposed to probable vehicular damage, provide protective All weeds, grass, brush, trash and other combustible
material shall be kept a minimum of 10 feet away from LP containers. X
10) All property lines shall be clearly identified at the time of foundation inspection. X
11) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the
time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control
Xthe permit holder have prevented action from being taken. No more than one extension may be granted.
12) PER TITLE 14 MASON COUNTY BUILDING CODE -CHAPTER 14.17, STANDARDS FOR FIRE APPARATUS ACCESS ROADS- 14.17.110:
A fire apparatus access road in excess of 14% grade and more than 150' to new residential or commercial structures will require an automatic fire
sprinkler system-,installed. Contact the Mason County Fire Marshal at(360)427-9670, extension 273, for further information.

13) Provide an emergency power shutoff switch within 75 feet, but no closer than 25 feet from the dispensing station. Provide a NO SMOKING sign on
tank. Provide a 20 BC rated fire extinguisher located within 75 feet of dispensing station. Provide protective bollards as follows: Guard posts
constructed if steel not less than 4 inches in diameter and concrete filled, Spaced not more than 4 feet between posts on center, Set not less than 3
feet feep in a concrete footing of not less than 15 inches in diameter, Top of posts not less than 3 feet above ground, Located not less than 5 feet
from the tank. inspection by the Mason County Fire Marshall is required before the tank ios put into service.

15) Prior to final approval, all upland areas disturbed or newly createJ by construction activities shall be seeded, vegetated or given an equivalent type
of erosion protection (silt fencing or straw matting). X

16) Temporary erosion control measures must be implemented to prevent water quality degradation of adjacent waters or wetlands. Silt fencing must
be installed and maintained until upland vegetation has become established. X
This permit becomes null and void if work or construction authorized is not commenced within 180 days,or if construction or work is suspended for a period of 180 days at any time after work is
commenced. Evidence of continuation of work is a progress inspection within the 180 day period. Final inspection must be approved before building can be occupied. Proof of continuation of
work is by means of a progress inspection.The owner or the agent on the owners behalf, represents that the information provided is accurate and grants employees of Mason County access to

Comments: Planning is currently reviewing your proposal to install a propane tank
within a 5ft wide easement over Brook Point Water company land.
Please verify the width of the easement - 5ft does not seem wide
inough to fit a propane tank...? You would need to work with the
underlying property owner to enlarge the easement if it does not fit.
Site plan: it is not clear from the site plan what the proposed tank
distance is from the property boundary. "Front yard" setbacks are 25
feet, however we recognize that what you are instlling could be
considered part of the "utility" for which you have an easement. The
site plan needs to clearly show the location of the tank with 1.
distances to the easement edges, and 2. distances to the property
boundary.
Easement: we have not been able to find a copy of the easement in
question, please provide that information.

1. A building permit shall be required for the installation of any sized tank serving a fixed appliance within any

2. All LP tanks shall be installed in accordance to NFPA 58 and the International Fire Code.
3. Weeds,grass,brush,trash and other combustible material shall be kept not less than 10-feet from LP tanks in any
direction.
4. When exposed to probable vehicular damage due to proximity to driveways,parking areas,or alleys,LP
containers,regulators and piping shall be protected.

UG Tank Setbacks.,
The tank'needs to set a minimum.-of 10 feet.from any permanent structure, property.line; and
source of Ignition. They must provide an 18"trench from the stub out of the home to the
location of the tank. In addition, there needs to be a hole with the following dimensions
c_� ccording to tank size with one cubic yard of sand or pea gravel (or equivalent) leveled in the
ttom of the hole. The remaining must go over the tank for drainage purposes.
