Mason County Building Department Inspector
RE: Peak Residence-Thompson Engineering Project#05-382
Dear Mr. Watters,
The following is in response to your recent correction notice:
1. Top plate notch occurs at interior wall partition with no load bearing at notch
location. This is of no structural consequence.
2. Notch at kitchen window cripple/trimmer/multiple studs is acceptable, there
remains 2-1/2"of material for the required 1-1/2"of nail penetration for the
exterior wall sheathing.
3. The upper level shear wall 3 does not require a 3X member at the panel edges
next to the windows. Only where two shear wall panels abut!
4. See attaced repair detail.
5. To be completed by Contractor.
6. Edge nailing is required on each side of panel joints.
If you have any other questions, please call me at(360)432-8903.
Sincerely, }

RE: Residence remodel @ 9611 E State Route 106 Union, WA.
Dear Mr. Peake,
At your request, on Friday 12-2-05 I visited the aforementioned project site. The purpose
of this visit was to inspect the condition of the existing foundation for re-use with the
proposed upper story addition remodel. I walked around the perimeter of the existing
residence as well as entered the crawlspace below.
Caveat:
You should understand that the evaluations and judgments made in this report are based
upon visual examination of the site and a single visit. No calculations, measurements,
laboratory tests, etcetera have been made except as specifically noted below. Items of
significance which were hidden by structure, finishes, or were simply inaccessible for any
reason were obviously not observed. As a result, this report is inherently restricted by the
type of information available. We will be pleased to prepare a proposal for a more
detailed analysis if you wish.
This report is issued with the understanding that total liability to Thompson
Engineering, its employees, and officers is limited. Neither the individual making the
field observations, the engineer of record, nor Thompson Engineering shall be liable for
any loss, costs, damages,or consequences of any kind resulting from or arising out of any
statement or opinion made in this report or orally beyond that described below. This
includes errors, omissions, and any form of negligence. Total liability shall be limited to
the greater of$200 or the total fee paid for this report. In the event of a claim, the claim
and a cop
y of this report shall be submitted to an independent Structural Engineer
acceptable to both parties. The judgement of the Structural Engineer shall be final. No
other recourse(including arbitration and recourse to the legal system) shall be made. If
:;CC "b. 2 05 01 : 22p Randy Thompson 360-426-0726 p. 3
the independent Structural Engineer finds for the claimant, his fee shall be paid by
Thompson Engineering and shall be part of the $200. If the Structural Engineer finds that
there is no basis for the claim, his fee shall be paid for by the claimant.
If the above terms are not acceptable, return all copies of this report along with proof that
you have obtained the services of another engineer and a brief note that you will not
make use of the information generated by Thompson Engineering in any way. A full
refund of any fee already paid will be made immediately.
EXISTING CONDITIONS
The existing residence is a mobile home. This mobile home has had a stick-framed,2X
rafter roof installed on top of it. This mobile home has had a concrete stemwall and
footing foundation placed below. A portion of the concrete foundation for the mobile is
set back from a concrete bulkhead wall with the return sides of the bulkhead wall
integrated and being used as the foundation for the ends of the mobile home.
RECOMMENDATION
After a careful and thorough inspection,I deem that the existing stemwall and footing
foundation is structurally adequate for the proposed upper story addition/remodel.
If you have any questions, don't hesitate to call me at (360)432-8903.
Sincerely,
