Below you will find comments made regarding the proposed development and it ' s critical values . In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal ; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Land Use Planner Department of Community Development COMMENTS: Purpose of site visit was to view options within Mason County' s Shoreline Program as to rebuilding/remodeling existing house. As this house was built on a cement bulkhead, forward of the Ordinary High Water Mark (OHWM) , any new construction will need to take place 15 feet behind this line which would essentially be on the other side of Highway 106 . The land on the other side of Hwy 106 contains steep slopes which would require a geo-technical report specifically detailing landslide hazard potential before construction. This house is allowed to be maintained as a non-conforming structure as i long as no expansion of materials are used and it fits the building department' s definition of repair.
