Box 186 Shelton, Washington 98584 ' (206) 427-9670 building environmental health maintenance landfill parks&recreation fair/convention center planning sewer&water September 23, 1987 Gary Brown E9110 Highway 106 Union, WA 98592 Dear Mr. Brown: The following letter is a summary of my findings from the site inspection I did on September 18, 1987. During the site inspection I found two mobiles (one single wide and one double wide) on a single lot. The lot has been fenced and parking barriers placed approximately 18 feet and 22 feet from the center line. The fence is approximately 120 feet from the ordinary high water mark, thus, the property lies within shoreline jurisdiction (200 feet from 030. A sign indicates that the double wide mobile home is being used as a day care facility. Our current Shoreline Master Plan requires a Conditional Use Permit for this activity. This permit costs $150 and takes approximately five months to process. The proposed Master Plan Revisions, which should be in place by January, would allow for this activity without any permits. At this point in .time you may wish to remove your sign until the Master Plan Revisions have been adopted. I have been unable to locate a building permit for the single wide mobile bane. Shoreline regulations-require 10,000 square feet of lot area per residence. Our records indicate that your lot is approximately 12, 200 square feet in size, thus a Variance is required in order to have two mobiles on this size lot. A Variance Permit costs $150 and takes about five months to process. You must be able to prove a hardship in order to get a Variance. Therefore, the second mobile must either be removed or a Variance applied for within 30 days of the date of this letter. Additionally, a mobile h, me park is defined as a "plot of ground under the ownership or management of a person for the purpose of locating two or more mobile homes or travel trailers for transient or permanent dwelling purposes." A mobile home to be used by immediate family members is exempt from requiring a mobile home park permit. If you intend to rent the mobile home to anyone other than an immediate family member, you will need a mobile home park permit. Enclosed are copies of all regulations referred to in this letter. Mason County is not responsible for the placment of parking barriers on state right-of-way or any state permits -required for day care licensing. If you have any questions, please telephone.
