Topics covered during the meeting will include the comprehensive plan, shoreline program, zoning, availability of sewer and potable water, development concepts, building construction, fire protection and life safety concerns of the proposed project. The pre-submission conference will be most informative when you provide accurate and detailed information on the Pre-Application Conference Application Form and the site plan.Applications will be accepted when all information is received and deemed complete. Pre-Application Conferences are held every Wednesday and last up to one hour. These can be acquired from the Mason County Assessor's Office. A Limited Liability Report or Short Plat Certificate should accompany the application Property taxes for full year need to be paid for the full year before any plat can be recorded Lot corners need to be pinned before final approval. When 5 or more lots are being created,it is a violation of RCW 58.17.200 to sell or advertise for sale lots prior to final approval.Sections RCW 58.17.205 and 58.17.300 also apply. Septic: The recent septic design approved will need to be re-submitted and approved prior to approval of short plat This is due to the proposed property lines with the short plat submitted If the septic design can remain as designed and not conflict with any proposed property lines then a redesign is not needed. The addtional lot created(with garage)will need 1 test hole minimum to verify soils Test hole will need to maintain 100ft from shoreline and existing/proposed wells. Please show all wells within 100ft of property so this can be confirmed Test hole will also be subject to any setbacks with critical areas(if any)found by planning department Water: Due to minimum lot size requirements these lots will have to be served by an approved public water system There are two options we see possible for the two lots 1.The existing well on the neighboring parcel ending in 90020 is an existing unapproved 4 party system,which currently has two connections for the applicant lot However its status as unapproved is not acceptable based on regulations. The water system may be brought up to current code and approved however this may be difficult based on the age of well,location,etc... 2.Applicants may also apply for a new public water system that would serve the two lots This would involve drilling a new well and going through the permitted process for a Group B water system Stephanie Kenny with Public Health would be the contact for questions in regards to pursuing any of the two above options Other: WAC246-272A-0320 addresses minimum lot size requirements based on soil type with a public water supply. Lots will need to meet minimum lot size.
