Dear Applicant: As part of this departments review of your permit application,a Shoreline Inspection (SPI) was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams,and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, r Rick Mraz Land Use Planner Mason County Planning Department 11/13/2002 1 of 2 SP12002-00164 Shoreline Inspection 11/13/2002 Case No.: SP12002-00164 Comments: A field inspection of the subject property was conducted on 11/8/02 to assess setback and critical areas issues relevant to construction of a single-family residence. The parcel slopes abruptly downward from its North Shore Road frontage to a level area that fronts Hood Canal. Per the Mason County Resource Ordinance, the minimum shoreline setback for the parcel is 35' from the Ordinary High Water Mark (OHWM) of the Canal. The OHWM is measured from the waterward face of the bulkhead. No portion of any structure may be waterward of the 35' setback. Other setback requirements include 5' from the side lot lines and 25' from the road right-of-way (ROW). The ROW setback may be reduced to 10' through an adminstrative process provided the parcel meets certain criteria. Enclosed is an application for the adminstrative reduction. If excavation or tree removal is necessary on the sloping portion of the tract, then a geotechnical report will be required per the provisions of the Landslide Hazard Areas chapter of the Resource Ordinance. Enclosed is a copy of the Landslide Hazard Areas chapter of the Resource Ordinance. Please note the distinction between a geologic assessment and a geotechnical report. This project will require a geotechnical report. The report must state that the hazards of the landslide area can be overcome in such a manner as to prevent harm to property and public health and safety, and must also assure the project will cause no significant environmental impact.
