Applicants wish to put addition on west side of house and new foundation and basement under present footprint. Dear Applicant: As part of this department's review of your permit application, a Shoreline Inspection (SPI) was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Grace Miller Land Use Planner Mason County Planning Department 12/10/01 1 of 2 SP12001-00164 Shoreline Inspection 12/10/01 Case No.: SP12001-00164 Comments: The property was inspected on 12/6/01 by Planners, Grace Miller and Kristin Riebli with applicants, Geoff and Wendy Hill. The property is located within an Urban Residential shoreline environment. There is a residence located to the west of the Hill's existing home and it was used to determine the shoreline setback for the proposed master bedroom addition on the west side. The addition will extend approximately 18' off the the Hill's existing home to the west and will not impact the neighbor's view. A line is drawn between the rooflines of the homes and the proposed addition is landward of this setback line. A copy of the shoreline addition policy is enclosed. A measurement of 3V-11" was taken from the bulkhead to where the west corner of the addition will be located. The shoreline curves inward to the neighbor to the east. Any proposed future development on this side of the residence, such as a possible gazebo, would need to be located behind the line drawn between the applicant's east roofline to the adjacent residence or using the proportionate setbacks for a curved shoreline. The applicant needs to lift up the existing residence and replace the foundation and basement, all within the existing footprint. This can be approved by the Planning Department when the Building Permit Application comes through. Staff recommended contacting the Environmental Health Department for their regulations and permitting process for the remodel and addition regarding the existing septic system. You may also need to contact the Building Department regarding their requirements for preinspections for this proposed work. The minimum sideyard setback to property lines for strcutures over 30" in height above average grade is 5'.
