Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Allan Borden Land Use Planner Mason County Planning Department 12/12/2005 1 of 2 SP12005-00263 Site Inspection 12/12/2005 Case No.: SP12005-00263 Comments: Pre-inspection for Frank & Alice Ann Issacs on Sept. 8, 2005: The purpose of the pre-inspection was to evaluate issues related to the construction of a single family residence on two vacant parcels along Mt. Olympus Ct. east of Union. The parcels are well vegetated with evergreen and deciduous trees. The southern area of the properties is more level next to the easement; the northeast portion slopes downhill along Olympic Vista Dr. Geotech Report/ Landslide hazards: The steeper slopes observed exceed a 20 percent profile. Due to possible instabilities of such banks that are adjacent to or within 300 feet of a proposed building site, a Geologic Assessment is needed for any proposed construction within 300-feet of these natural and modified slopes. The Geologic Assessment format is contained in Mason County Resource Ordinance section 17.01.100 E.4. The assessment must state that the hazards of the landslide area can be overcome in such a manner as to prevent harm to property and public health and safety, and must also assure the proposed site preparation and construction will cause no significant environmental impact. This study must accompany any development permit and should be based upon the footprint area where structures are proposed. The zone designation for the site is Rural Residential 5. Standard building setbacks for this zone are a 25 foot front yard setback from the access easement, and 20 foot side and rear yard setback (lot line setbacks). For the subject lot, the side yard setback would be 20 feet. These setbacks are measured from structures above grade such as roof overhangs or gutters, and other structures, including balconies, decks, heat pumps etc. Shoreline / stream setbacks: No stream rshoreline ea o was observed on the property; so no associated development standards for buffers and building setback is required. General process: Future site development must include a site Flan, showing all setbacks from property lines, slopes and other improvements; this plan will be needed for building permit application submittal (project geotechnical engineer, or geologist would normally prepare this).
