Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, /&!K 4c�z 41 Allan Borden Land Use Planner Mason County Planning Department 7/12/2007 1 of 3 SP12007-00154 r Site Inspection 7/12/2007 Case No.: SP12007-00154 Comments: Pre-inspection for Gary Wright made on July 5, 2007: The purpose of the pre-inspection was to evaluate issues related to the construction of a single family residence on a 60 ft. wide by 134 to 243 ft. deep parcel along Olympic Vista Dr. in the Union vicinity. The parcel has been cleared only in the drive and possible septic areas. The rear west and south areas of the property are sloped at the steepest dimensions away from the county roads. The zone for the site is Rural Residential 5. Standard building setbacks for this zone are a 25 foot front yard setback from the access easement, and 20 foot side and rear yard lot line setbacks. A request for administrative variance to each setback may be reviewed by Mason County at the time of building permit submittal, if physical features, such as lot depth, lot shape, or critical areas (i.e. slopes, streams, wetlands), do constrain a reasonable development proposal, but to no less than 5 ft. for sideyard setback and 10 ft. for front and rear yard setbacks. Each setback is measured from structures above grade such as roof overhangs, balconies, stairs, decks, fuel tanks, or heat pumps. Geotech Report/ Landslide hazards: The slopes observed on the property to the south and west becomes more sloped (greater than 40 percent). For development proposed, a Geotechnical Report is needed for any proposed construction within 300-feet of these natural and modified slopes. This study is needed to address slope stability and the other requirements of the enclosed landslide hazard chapter 17.01.100 section E. 5. as required by the Mason County Resource Ordinance. The report must state that the hazards of the landslide area can be overcome in such a manner as to prevent harm to property and public health and safety, and must also assure the project will cause no significant environmental impact. The applicant shall have a qualified geologist or engineer visit the subject parcel and prepare a site analysis and geotechnical report specific to your proposed site development, based upon the ordinance criteria, addressing clearing, grading, building construction, and stormwater control. This analysis would be submitted and evaluated at the time of building permit submittal. Shoreline / stream setbacks: No stream or shoreline was observed on the property; so no associated development standard is required for development. 7/12/2007 2 of 3 SP12007-00154 Site Inspection 7/12/2007 Case No. SP12007-00154 General process: The general location for a residence is where the lot width is 78 to 84 feet wide, as estimated by staff. Future site development must include a site plan, showing all setbacks from property lines, any slopes and otherbuildings or improvements; this plan will be needed for building permit application submittal.
