This checklist is an important opportunity for identifying early in the permit process whether there will be any environmental regulations affecting the proposed development. If the information is incomplete, then Mason County must disclaim any errors resulting from deficiencies in the original application. Dear Applicant: As part of this department's review of your permit application, a Resource Lands and Critical Areas (RLC) site inspection was performed on your property. Below you will find comments made regarding the proposed development and its critical values. This information is based on County and State regulations as they exist to date. Sincerely, Scott LonganKoKer Land Use Planner Mason County Planning Department 5/29/01 1 of 2 RLC2001-00026 Resource Lands & Critical Area Site Evaluation 5/29/01 Case No. RLC2001-00026 Comments RLC for Gordon Eklund Site visit on 5/25/01. The Comprehensive Plan Designation is Rural for this area. The area is also mapped as a landslide hazard area with slopes from 30 - 40%. This property is near slopes greater than 50%. Landslide hazard areas are regulated by the Mason County Resource Ordinance, Landslide Hazard Areas Chapter, (enclosed). A 50 foot vegetated buffer is required around landslide hazard areas. If development is proposed in or near a landslide hazard area buffer a geological assessment or geotechnical report will be needed in order to address slope stability, storm water management, erosion control, etc. If a greater than 50 foot vegetated buffer is maintained, a geological assessment or report may not be required, particularly if the vegetated buffer area is proposed to be enhanced with native, and/or deep rooted vegetation. (Information is available on suggested vegetation species.) Due to the proximity of steep slopes a storm water management plan will be needed when development is proposed. This property appears to be buildable, and is within an area that has previously been developed.
