The legal description of this property is Block 36, Lots 1 and 2. These two lots have never been combined
through a modern parcel combination (DPC) process but are carried together under a single tax number by the
Mason County Assessor's Office. Because the Town of Allyn was plated prior to the adoption of modern
subdivision laws in 1938, and because the plat does not included an approval signature from a County Official, it
is possible that these lots are already legally combined IF it can be proved that these two lots have always been
carried under the same deed (because on old plats like this it is the act of conveyance that actually creates the
new lot, not the recording of the plat). I recommend that the property owners have a title company do a chain
of title search to verify whether or not these lots have always been carried together.

THIS LICENSE AGREEMENT made and entered into this -10 �day of E

representative of the ESTATE OF RALPH L. DeWITT, DECEASED, and r
successor trustee of the RALPH L. DeWITT LIVING TRUST (hereinafter
"Owner"), and WILLIAM CORK, a single person and J �CHARIAH CORK,

(hereinafter"Heirs"),
WITNESSETH:
Owner does hereby grant to, and Heirs hereby authorize and approve of,
the exclusive use and o,pcupancy of the real property and residence generally
located at 190 Blackwell Street, Allyn, Mason County, Washington (hereinafter I
"Premises"), legally described as
Lots 1 and 2, Block 36, Town of Allyn, as recorded in \
Volume 1 of Plats, page 17, records of Mason
County, Washington.
by Licensee, upon the following terms and conditions:
1. Term of Occupancy: This Agreement shall commence an the
date first above }written, and terminate upon ten (10) days prior written notice,
unless further agreement is reached between Owner and Licensee.
2. Rent: In lieu of rent, Licensee agrees to perform work and
maintenance on the Premises as described below, as an agent of the Owner.
3. Utilities: Licensee shall pay, and be responsible for, all service
and utilities supplied to the Premises, including but not limited to: electricity,
water, sewer, and garbage service. It is understood and agreed that all of the
above stated utilities shall remain in the name of the Estate, until such time as
the property and residence is sold, or until such time as this Agreement is
terminated.
4. Licensees: Licensee agrees that the Premises shall be occupied
only by Licensee. No other persons shall reside in or upon the Premises, without
the prior written consent of Owner being first obtained.
5. Assignment: The Licensee shall not assign any rights under this
Agreement without the consent of Owner being first had and obtained in writing.
