Design, sizing, placement, inspection and maintenance of stormwater management systems shall be the responsibility of the owner/agent of the developed parcel. It is the owner/agent/contractor's responsibility to ensure that Mason County Department of Public Works has approved the stormwater site plan for this parcel prior to the commencement of any development activities. "NOTE if Stormwater Management option "A"was selected on the Small Parcel Stormwater Management Application/Worksheet the document entitled "Managing Storm Drainage on Small Lots, The Small Parcel Stormwater Site Plan" constitutes an approved plan based on the criteria listed on the application/worksheet. If the development has, or will have, a septic/drainfield system you are responsible for contacting Mason County Division of Environmental Health to ensure that the stormwater system will not adversely affect the septic system of this, or any other, parcel. X 17) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the in tional codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building Inspector a e made prior to requesting additional inspections. X 18) All property lines shall be clearly identified at the time of foundation inspection. X 19) All buildin permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure to req st a inal inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with Mason u ordinances and building regulations. X 20) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for action or period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit holde av prevented action from being taken. This site assessment was partially based on a site visit performed on November 2, 2009. The geotechnical report for this property was prepared by Envirotech on October 7, 2009. The foundation type and founding soils were inspected to be consistent with the aforementioned geotechnical report. currently, erosion control, drainage and vegetation management are also consistent with the geotechnical report. A footing setback of 15 feet from the face of the descending slope is required for this project. Based on the footing depth of 4 feet below the existing ground surface, this requirement is satisfied. This geotechnical report for this property was prepared by Envirotech on October 7, 2009. — Roof downspouts with splash blocks should be constructed so that each downspoutt —collects no more than 700 square feet of roof runoff.lAltematively, water collected from the roof may be conveyed to a protected above ground outlet, or an infiltration trench located at least 15 feet from the top of any slope. If an infiltration trench is used, it shall be at least 40 feet in length by 2 feet in width, and 3 feet deep. A 4" perforated pipe located in the middle of the trench at 2 feet above the bottom of the trench should be used to distribute the water evenly in the trench. It is also recommended to use %" to 1 %2' washed drain rock wrapped in filter fabric designed to impede the movement of fine soils. Thank you for the opportunity to work on this project. Sincerely, Allan Borden Land Use Planner Mason County Planning Department 9/21/2009 Page 1 of 2 BLD2009-00780 NOTIFICATION OF INCOMPLETE APPLICATION 9/21/2009 Case No.: BLD2009-00780 Comments: Upon making a site inspection to the subject parcel along North Shore Road, staff finds that slopes in the area of construction exceed 40 to 50 percent. Mason County Development Regulations 17.01.100.A. call for: _Y_ Slope or Landslide hazards: Slopes over 15 percent adjacent to or within 300 feet of a proposed project were observed. The applicant shall have a qualified geologist or engineering geologist visit the subject parcel and prepare a site analysis to determine whether a geologic special report is needed during development review. _Y_ Slope or Landslide hazards: If the building site is within 300 feet of the slope and the geologist confirms the need for a special report when slopes are over 40 percent, a Geotechnical Report would be needed to address slope stability, site conditions, and the other requirements of the enclosed landslide hazard chapter 17.01.100 section E. 5. as required by the Mason County Resource Ordinance. The report must include all Resource Ordinance requirements and a submittal checklist noting where these requirements are found in the study document. _Y_ Slope or Landslide hazards: The prepared special report shall be specific to proposed site development on the subject parcel by addressing clearing, grading, driveway and building location, retaining walls, and stormwater control. This special report needs be submitted and evaluated at the time of building permit submittal. The study shall address the presence of the septic system on site stability conditions. A list of preparers of geologic studies that are aware of the Mason County requirements is included with this letter.
