Inquiry regarding development of a motel on this parcel . Dear, Mr. Bugge: On October 14, 1994 you were in the Planning Department asking if it would be permittable to construct a motel or similar business on the above referenced ' property. To date, the Mason County Commissioners have adopted the Residential Chapter of the enclosed "Southeast Mason County Subarea Plan" only. At a future date, the remainder of the subarea plan may be adopted. Currently, the Subarea Plan does not guide in the development of a motel because it is Commercial Development but it could at a future date. Please read the Commercial and Industrial Land Use Elements on pages 26 and 27. If adopted, this Chapter would guide in the implementation of the plan. The "Statement" explains that "the direction of commercial and industrial growth should expand in existing locations along main routes, such as Highways U.S . 101 and S.R. 108 and the Burlington Northern Rail line servicing this area. " It appears that a motel could meet this statement on this parcel . Please review the specific Goals and -Policies as they would also apply to the development. At this time, Department of Community Development would recommend a Preliminary Proposal Meeting be scheduled so that your preliminary plans could be submitted for review to all County Departments and they, in turn, could notify you of their requirements for commercial development of this nature. The Fire Marshall, Building Department, Public Works Department, Environmental Health and Planning could all sit down with you and review your preliminary proposal and discuss the different requirements and permits involved. At the time when you have a preliminary plan ready, submit it to Department of Community Development staff and it will take a couple of weeks to schedule a meeting. Recycled rtt=.YiLi 'e.y '4: r I spoke with Robin Munro-Tyner, the Planner for the Mason County Comprehensive Plan, which is being developed at this time. Robin said that there were some issues if a motel is proposed that would need to be reviewed for consistency with the Comprehensive Plan and would also be interested in attending a preliminary proposal meeting. If you have any questions regarding the Comprehensive Plan and Growth Management, please contact Robin at 427-9670, ext. 366 . Fire lanes will be indicated on final site plans. 3 . Provide a NFPA 13R sprinkler system throughout the building. 4 . Provide a monitored fire alarm system throughout the building. 5. Location of fire extinguishers, exit signs and emergency lights will be determined at time of plan review The fire protection issues addressed are based on the current facts of the development.
