Issaquah, Wa. 98027 Re: Shoreline pre-inspection; parcel 322345000009; Lots 9 and 10 Madrona Morningside Tracts. Mr. Tingwall : At your request and that of Stan Olsen, Planning Department staff conducted a site inspection at the above referenced lot . We were specifically asked whether additions to the east and west sides and to the rear of the existing residence would be allowed. The Shoreline Master Program and Interim Resource Ordinance (landslide hazard areas) regulate development on this site. Due to the locations of the adjoining ,residences the common line setback (policy) would allow development on your property so long as it meets the minimum urban residential shore yard setback of 15 feet . The proposed plan indicates a 15 foot setback for the portion of the addition to the east. The addition to the west, on site, appears to exceed the minimum of 15 feet. All development landward of these locations would then also be allowable. All side yard setbacks, measured to the drip line, must be a minimum of 5 feet . Height limit is 35 feet. This site is identified as being a potential landslide hazard area, due to slope steepness. Pursuant to Interim Resource Ordinance Chapter 17 . 01.100 (E) a geotechnical report will be required. Enclosed is a copy of the chapter for reference. The report may be submitted in conjunction with a building permit application. If you have any further questions feel free to contact this office.
