1) By definition, propane tanks and heatpumps are structures, which must meet setback conditions. Please check your"Approved Site Plan"to ensure
these structures meet the setback conditions listed.

3) All construction must meet or exceed all local ordinances and the international codes requirements as adopted and amended by Mason County and the
State of Washington. Occupancy is limited to the approved and permitted classification. Any non-approved change of use or occupancy would result in

4) All changes to"approved" building plans that effect compliance with the international codes as amended and adopted, or any other Mason County

5) Any changes in proposed construction shall be reviewed by the engineer or architect of record and submitted in writing to the Mason County Building
Department prior to construction. All engineering and/or architectural documents are a part of the approved set of plans and shall remain attached
thereto. If documents are removed, approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be

6) Temporary and Permanent Erosion Control must be implmented as proposed within the Geotechnica/Report(pgs 16-18 and Appendix A &E)
prepared by Envirotech Engineering for the site. Erosion control during construction should include minimizing the removal of vegetation to

8), CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED
BUILDING CODE.
The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance
with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building
Inspector fi be ade prior to requesting additional inspections.

9) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure
to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with
Mason n or Inces and building regulations.

10) The international code requires that a fire apparatus access road be provided for every facility, building, or portion of a building that is more
than 150'from an approved access road. All roads and driveway shall comply with the minimum standards specified in Mason County Code
Chapter 14.17. Carefully review standards and code sections attached to the approved plans. Based upon a site inspection performed on
June 5, 2012 the existing driveway/road will need to be modified in order to comply with the access standards.

11) The approval of this project is subject to the recommendations and specifications outlined in the attached Geotechnical Report dated 8/4/08 and
Addendum dated 12/15/08,
prepared by Michael Staten of Envirotech Engineering. All applicable recommendations and specifications shall be applied to the development on this site.
Any deviation requires stamped written approval from the registered design professional responsible for the report/assessment, and may require special
inspection by same. Structures and/or land modifications (grading, cuts, fills, etc.) required in the geotechnical report may require a separate permit. The

12) Landings and stairs must meet the same setback conditions as any permitted structure; and, must be shown on your site plan. Please check your
"Approved Site Plan"to ensure these structures are shown and meet the setback conditions listed.

13) A minimum of 50 percent of all luminaires shall be high efficacy luminaries unless lighting compliance was approved using the options available in WSEC
Section 1520 or 1530. Luminaires providing outdoor lighting and permanently mounted to a residential building or to other buildings on the same lot shall
be high efficacy luminaries unless permanently installed outdoor luminaires are controlled by a motion sensor(s)with integral photocontrol photosensor or
installed in or around swimming pools or water features. All fluorescent fixtures must be fitted with T-8 or smaller lamps (but not T-10 or T-12 lamps).

14) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact
adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the
stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further
information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access
connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which
is proposed to be located within 25'of a Mason County road right of way, it is suggested to contact that office to review future planned work which may
affect your project.

15) A permanent certificate, completed by the builder or registered design professional, shall be posted within three feet of the electrical distribution panel.
The certificate shall list the predominant R-values of insulation installed in or on ceiling/roof, walls, foundation (slab, basement wall, crawlspace wall
and/or floor), and ducts outside the conditioned spaces; U-factors for fenestration; and the solar heat gain coefficient(SHGC) of fenestration. Where there
is more than one value for each component, the certificate shall list the value covering the largest area. The certificate shall list the type and efficiency of
heating, cooling, and service water heating equipment, duct leakage rates including test conditions as specified in WSEC Section 503.10.2, and air
leakage results if a blower door test was conducted.
Building envelope air leakage control shall be considered acceptable when tested to have an air leakage less than 0.00030 Specific Leakage Area (SLA)
when tested with a blower door at a press of 50 Pascals (0.2 inch w.g.). Testing shall occur at any time after rough in and after installation of penetrations
of the building envelope, including penetrations for utilities, plumbing, electrical, ventilation, and combustion appliances and sealing thereof. The blower
door test results shall be recorded on the permanent certificate required located near the electrical distribution panel. Air leakage testing is not required
for additions less than 750 square feet. Reference WSEC 105.4 Certificate and 502.4.5 Building Air Leakage Testing.
Compliance certificates are available online at the WSU Energy program website titled, "WSEC 2009 Certificate" and are available in %<or'/2 sheets. The
Mason County Permit Center will also have some available.

16) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for
action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit
holder f�au� pic
ted action from being taken. No more than one extension may be granted.

17) The plan review check list and corrections are part of the approved plans and must remain thereto. It is the responsibility of the applicant to make the
corrections indicated on the plans. Once the plans are marked "APPROVED", they shall not be changed or altered without authorization from the Building
Official. The permit holder is responsible to retain the complete approved set of plans on site for the duration of the project. Failure to comply and/or
remo ar_—
ved documents will result in failure of required building inspections.

18) All approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will
not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building

20) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division.

21) REQUIREMENTS FOR ROOF COVERINGS. Roof coverings shall be applied in accordance with the applicable provisions of the current code and the
manufacturer's installation instructions.

22) WIND LOADS- Roof coverings shall be designed and tested to withstand the maximum basic wind speed. The basic wind speed for Mason County is 85
MPH.

29) Windows in High Exposure Area
All windows and doors shall be installed and flashed in accordance with the manufacturers written installation instructions and shall be available during
inspections.
In addition to other inspection(s), an inspection of the flashing shall be required for projects located in an area with a wind exposure of C or D, reference
IRC R301.2.1.4 & IBC 1609.4. The design criteria for this project is established at 85 mph wind speed, exposure D.

31) Installation of heating equipment in a single-family residence shall meet the requirements of the current Washington State Energy Code, applicable
sections of the IRC and IMC.
Heating equipment shall be sized in accordance to IRC, Section M1401. Heating and design load calculations for the purpose of sizing HVAC systems are
required and shall be calculated in accordance with accepted practice, including infiltration and ventilation. Design calculations shall be available for
inspection during inspection.
Referencing IRC M1601.4, all ducts, air handlers, filter boxes, and building cavities shall be sealed. All joints of duct systems and seams shall be made
substantially air tight by means of tapes, mastics, liquid sealants, gasketing or other approved closure systems. Closure systems used with rigid fibrous
glass ducts shall comply with UL181A and shall be marked 181A-P for pressure-sensitive tape, 181A-M for mastic or 181 A-H for heat-sensitive tape.
Closure systems used with flexible air ducts and flexible air connectors shall comply with UL181 B and shall be marked 181 B-FX for pressure-sensitive
tape or 181 B-M for mastic. Duct connections to flanges of air distribution system equipment or sheet metal fittings shall be mechanically fastened.
Mechanical fasteners for use with flexible nonmetallic air ducts shall comply with UL 181 B and shall be marked 181 B-C. Crimp joints for round metal
ducts shall have a contact lap of at least 1-1/2 inches (38 mm) and shall be mechanically fastened by means of at least three sheet-metal screws or rivets
equally spaced around the joint. Closure systems used to seal metal ductwork shall be installed in accordance with the manufacturer's installation
instructions.
Duct tape is NOT permitted as a sealant on any ducts. When ducts are located in unheated spaces the ducts hall be insulated to R-8
DUCT TIGHTNESS TESTING shall be conducted by person(s)trained to perform such testing. A signed affidavit documenting test results in accordance
to WSEC Section 503.10.3 shall be provided to the Mason County Building Department prior to the final occupancy inspection. Affidavit forms are
available on at the WSU-Energy Program website titles, "Duct Leakage Affidavit"or"Duct Leakage Testing Results (Existing Construction)." Duct
tightness testing is not required if the air handler and all ducts are located within the heated space.
All heating equipment shall meet the requirements of the National Appliance Energy Conservation Act(NAECA) and be so labeled. (WSEC503.4) or in
accordance to W$EC Section 1411.

32) All Retaining walls needed to support a surcharge such as structures, roads, or to support slopes, shall require a separate building permit and
approval prior to construction of the retaining wall.
Building permit number BLD2008-01310 was issued on January 15, 2009 for a rock retaining wall. No inspections were performed or approved.
Final approval of the rock retaining is required on the expired permit. if retaining wall(s)approved under BLD2008-01310 are essential to
access parcel or are associated with this project, final inspection approval shall be required prior to framing inspection of this project.

This letter addresses the issues for the subject project that you requested RES Engineering to address.
Removing columns at the rear covered deck.-
Two of the columns at the rear covered deck can be eliminated by using 6x10 header beams in place
of those specified on the approved plans.
Modi zcation of the wall frame Wed Lied with detail W2/S2 of the approved plans:
One 4x6 mullion can be used in place of the two triple member mullions as shown in detail W2/S2 of
the approved plans creating a double opening on each side of the door opening instead of three openings.
The replacement mullions and the specified 4x6 studs should be#1 Douglas-fir/Larch. Please also note
that the plates used to frame the window openings must be continuous between the studs and mullion and
that the wall is to be balloon framed.
Adding windows to the master bedroom exterior wall:
Two windows may be added to the master suite,the first located 2'from the rear corner,with the other
located 6'from the first by reinforcing the two openings according to detail W 1/S 1 with MSTA24 straps
and changing the edge nailing spacing from 4" oc to 3" oc. All other specifications for that wall line
remain unchanged.
Epoxied holdown at the lower level rear wall:
Based on revised calculations which more accurately model the as-built conditions, it has been
determined that the holdown requirements for the holdown to the left of the doorway is met by the as-
built conditions of the retrofit holdown.
Clarification of detail SF/SI:
The shearwall noted below the framing shown on detail SF4/S1 does not exist and may be disregarded.
