The site is located east of Union near the south shore of Hood Canal, and is accessed via State Route 106. The property is currently being subdivided. Nearby ascending slope grades exceed 40%, and have been addressed in a geotechnical report. The proposed building pad, driveway and cleared vegetation account for less than 15% of the total parcel area. The home is planned to be approximately 2,300 sf, and the driveway between the highway and home is approximately 1700 square feet. Since the house design will have portions of the roof runoff that are less than 700 sf, roof downspouts with splash blocks may be utilized—one on each house comer at a minimum. The proposed driveway is relatively flat, and will be graded to allow a sheet flow to be dispersed over a vegetated filter strip. An on-site septic system is planned for this project, and drainage facilities have been designed with this consideration. Envirotech appreciates the opportunity to be of assistance on this project. We anticipate that this small parcel stormwater management plan meets your expectations. Please contact Michael Staten at 360-275- 9374 if you have any questions or require additional information. Has engineering data been supplied? ❑ Anchoring Are anchors spaced according to? 1) home manufacturer's installation instructions, 2) The instructions of an engineer or architect, or 3) ANSI A225.1 — 1994 ed. (for relocated homes); and are they installed according to the equipment manufacturer's instructions? All earthquake resistant bracing system is installed, is the installation according to the equipment manufacturer's instructions? Has engineering data been supplied? ❑ Skirting • Are skirting vents installed according to the home manufacturer's instructions? Min net free area of not less than one square foot for each 150 square feet of under floor area as set out in. (Homes sited in flood plains: Local jurisdictions determine venting requirements.) • Is skirting made of materials suitable for ground contact? • Is skirting recessed behind the siding or trim? • Access openings located through the skirting wall shall be at least 16" x 24" inches located so that all areas under the home are available for maintenance. Verify that skirting is provided with a sufficient access cover. (See Checklist item #22 for more information) HOWEVER, if the unit has not received a set up inspection and is skirted, 4 panels centrally located(one on each side of unit) shall be removed by the owner/applicant prior to requesting the inspection. ❑ Other • Is a ground cover installed? (Minimum 6 mil black polyethylene or not required for full concrete slab with minimum thickness of three and one-half inches or Manufactured r . Homes with factory installed porches, these require the porch be separated from rest of crawl space no visqueen shall be placed under porch.) • Are the structural connections of the home sections made per the manufacturer's instructions? • Is the heating crossover duct connected properly with continuous insulation? • Is the heating crossover duct supported off the ground? Minimum 4 inches clearance. • Are the plumbing water and waste crossovers connected properly? • Is the drain pipe supported according to the manufacturer's installation instructions? • If under floor plumbing was shipped-loose, is it installed according to the instructions provided by the home manufacturer?NOTE:Any deviation from the home manufacturer's original design and instructions is considered an alteration to be permitted and inspected by Department of Labor and Industries and must be completed by a certified plumber. • Are all holes and tears in the belly fabric patched in an approved manner? • Is the dryer vented to the exterior and 1) does it comply with the dryer manufacturer's specifications; or 2) is metal with smooth interior surfaces used? • Has the testing of water lines, waste lines, and gas lines been verified with the installer? • Are heat pump and air conditioning condensation lines extended to the exterior of the home? • Is the water heater pressure relief valve terminated to the exterior and then down? • Is water piping protected against freezing per the home manufacturer's instructions? • Or is a heat tape listed for use with manufactured homes installed per the tape • Manufacturer's instructions on site for inspection? • Landings and stairs must meet the same setback conditions as any permitted structure; and, must be shown on your site plan. Please check your "Approved Site Plan" to ensure these structures are shown and meet the setback conditions listed. • By definition, propane tanks and heat pumps are structures, which must meet setback conditions. Please check your "Approved Site Plan" to ensure these structures meet the setback conditions listed. • All other necessary permits from Mason County, Washington State and/or Federal Agencies that are required for this proposed development and construction must be obtained prior to same development and construction. Xi2 Foundation System Installation Instructions for Ground & Concrete Systems, 85 mph Wind Exposure C, Seismic Category C & D By Tie Down Engineering \> is A REQUIREMENTS: 1 Jan 20.IOZa • These plans and specifications meet the ' requirements of HUD& IBC Wind &Seismic. • The Xi2 System, with either a concrete tooter or the steel pan, is installed at or in place of one of the piers required by the home manufacturer's set up instructions. The systems must be placed as evenly as possible; when 4 systems are needed they are to be installed on either the first or second pier in from each end of the home and when a 3rd or 5th system is needed it should go approximately at the mid-point of the home. Components of the Xi2 system such as the longitudinal strut and connecting hardware, may extend beyond the pier location. • Maximum vertical projection at sidewall is 9'. Higher walls may be used when the design loads are adjusted accordingly. • Main rail spacing must be 75.5"—99.5" *Except 95"-99.5" for single section. • The lateral and longitudinal components of the Xi2 System replace standard frame ties. Additional Vertical anchor ties that are unique to a home's design may be required by the home manufacturer. These locations may include shear walls, marriage line ridge beam support posts, and rim plates. Check manufacturers set-up requirements. • Maximum pier height is 48". Except 36" maximum for single sections. • Steel piers must be fastened to the I-beam with clamps provided with steel pier. • Designed for up to 7:12 roof slope. * Except 20 degrees max(4.37:12 pitch)for single section. • Flood Zone: A, AE or AH Zone flood plain (riverine or inland flood area); Max flood velocity - 1 fps: No waves, Bottom of Home main beam is at or above BFE; bottom of main beam max 36" above natural grade. Not suitable for V zones, coastal A zones or floodways. Install min 3150 pound design capacity anchors per table (on page 6) to resist flotation. • Designed to provide resistance to seismic Category C & D Earthquake Loads. Additional Requirements for Concrete Systems • Poured concrete must be 2,500 PSI minimum at 28 days. • Square concrete pads minimum is 18"wide by 12" deep. Round concrete pads minimum is 18" wide by 14" deep. Strip footings minimum is 18" wide by 14' long by 6"deep. *Xi2 components exceed HUD code 3280.306g requirements stating "Anchoring equipment exposed to weathering shall have a resistance to weather deterioration at least equivalent to that provided by a coating of o zinc on steel of not less than 0.30 ounces per square foot of surface coating...."
