As part of this department's review of your permit application, a Shoreline Inspection
(SPI) was performed on your property. Below you will find comments made regarding
the proposed development and its critical values.
In some uses, setbacks for development from shorelines, steep slopes, streams, and
wetlands must be included in your specific proposal; these setbacks area included as
part of the comments listed below.
This information is based on County and State regulations as they exist to date. These
regulations may change and may affect the requirements for development of the subject
property.

Comments: A site inspection was performed by Shandra O'Haleck, Mason
County Senior Planner, on August 16, 2000 to determine
regulations that may apply to residential remodeling, dock
construction, and bulkhead repair.
The present home sits on a constructed non-conforming
bulkhead. The home to the north sits over the bulkhead and the
land to the south is vacant. Due to this, new construction will
need to meet a 15 foot setback (measured from the front of the
present bulkhead) from Ordinary High Water Mark. Any
structures (decks, flower containers, fences, etc.) must be no
higher than 30 inches above average grade waterward of this
setback. Five foot sideyard setbacks and 10 foot county road
setbacks are also required. A new or remodeled home may be
no more than 35 feet in height.
A cement bulkhead currently exists at this site that is starting to
crack and erode. Mason County's Shoreline Master Program
"Bulkhead'' chapter 7.16.110 states that ''when an existing
bulkhead is being repaired, construction shall occur no farther
waterward than is neccesary for the new footing. Replacement is
allowed in the same place.'' The existing bulkhead may have
minor resurfacing performed but cannot have a new bulkhead
placed over the existing one. The stairs that exist in this
bulkhead also cannot exist any further waterward than their
present position. It may be possible to raise the height of the
bulkhead to protect the home from winter storms (please contact
me for further information). Rock is preferred by Mason County
for new bulkhead construction. For addtionally information on

Mason County Shoreline Master Program "Piers and Docks''
chapter 7.16.170 allows the construction on salt water of a
pier/dock of 100 feet in length, with a 400 foot float without a boat
slip or 600 square feet with a boat slip. The open water within the
boat slip needs to be included in the square footage. Docks
cannot exceed eight feet in width, although the float my be 16 feet
wide parallel to the shore (the dock width is not included in the 16
feet therefore the float may be a total of 24 feet wide).
Should the applicant wish to construct a community use dock, an
extra 15 feet in length is allowed. The float area may be 700
square feet without a boat slip or 1000 square feet with a boat

slip. The title of both properties will need to be encumbered for
community use.
Residential construction requires only a building permit.
Bulkhead repair will require a State Environmental Policy Act
(SEPA) checklist, building permit and a Joint Aquatic Resource
Permit Application (JARPA). Dock construction requires a
building permit, SEPA, JARPA, and a Shoreline Substantial
Development permit. Enclosed please find permit application
packets for your review.
