to this unit or the route then before final can be approved by inspector of mason county, the old or new addition will have to have one that meets

2) All HVAC equipment shall have a minimum performance rating not less thaan the values listed in the 2006 Washington State Energy Code
(WSEC) Tables 14-1A through 14-1G. Information deomnstrating compliance of WSEC Chapter 14 shall be submitted to the Mason County
Building Department for review and approval prior to installation.

5) ALL CONSTRUCTION MUST MEET OR EXCEED ALL LOCAL CODES AND THE INTERNATIONAL CODE REQUIREMENTS AND
OCCUPANCY IS LIMITED TO THE PERMITTED AND APPROVED CLASSIFICATION. ANY CHANGE OF USE OR OCPANCY WOULD
RESULT IN PERMIT REVOCATION. CHANGE OF USE MUST BE APPROVED PRIOR TO CHANGE. x
6) Changes to approved building plans that affect compliance to the current Washington State Energy Code (WSEC), ventilation and Indoor Air
Quality Code (WAQ), Building/Plumbing/Mechanical Codes and/or Mason County Regulations shall be approved prior to construction.

7) Any changes in construction shall be reviewed by engineer of record and submitted in writing to the Mason County Building Department prior to
construction. All engineering documents are a part of the approved set of plans and must remain attached thereto. If engineering documents are

9) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE
ADOPTED BUILDING CODE.
The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in
conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a
Mason Coin ilding Inspector shall be made prior to requesting additional inspections.

10) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The
failure to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being

11) If a fire apparatus access road can not be installed to Ordinance 31-04 title 14 chapter 14.17 standards then a fire sprinkler system will need to be
installed to NFPA 13R standards.A separate permit application is required to be submitted and approved prior to the installation of the system. A
Xonitored firearm system will be required to be installed to NFPA 72 standards, a separate permit application is required to be submitted.
A key/knox box is required to be installed per section 506 of the 2006 International Fire Code. Please contact the local fire district for more
information arlp ection.

12) PER TITLE 14 MASON COUNTY BUILDING CODE-CHAPTER 14.17, STANDARDS FOR FIRE APPARATUS ACCESS ROADS - 14.17.110..
A fire apparatus access road in excess of 14% grade and more than 150' to new residential or commercial structures will require an automatic fire
sprinkler system installed. Contact the Mason County Fire Marshal at(360)427-9670, extension 273, for further information.

13) The approval of this project is subject to the recommendations and specifications outlined in the attached geotechnical report or assessment.
Structures and/or land modifications (grading, cuts, fills, etc.) required in the geotechnical report/asse�s,§ment, may require a seperate permit.
The geotechincal report/assessment shall remain attached to the approved building plans. X c �5
14) Landings and stairs must meet the same setback conditions as any permitted structure; and, must be shown on your site plan. Please check your
"Approved Siteplan"to ensure these structures are shown and meet the setback conditions listed.

15) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely
impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements
of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose.
For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a
driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450.
For any construction which is proposed to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review
future planned work which y ffect your project.

16) Water quality is not to be raded to the detriment of the aquatic environment as a result of this project.

17) Off street parking shall be located on the subject parcel, per the Mason County Development Regulations.
On-street parking or parking in Mason County or State of Washington Right-of-Way or access easement shall not be construed as meeting these
criteria.

18) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the
time for action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control
of the permit holder have prevented action from being taken. No more than one extension may be granted.

19) All approved plans are required to be on-site for inspection purposes. If inspection is called for and plans are not on site, Approval WILL NOT be

20) Pressure treated wood manufactured after January 1, 2004 may contain high concentrations of copper which could quickly corrode metal
fasteners, conneecctors, and flashing. Install metal connectors approved for contact with the new types of pressure treated material.
21) All property lines shall be clearly identified at the time of foundation inspection. X �
22) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance
Division. There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be
obtained at 1-800-647-0982. The p�[ on signing this condition is either the homeowner, agent for the owner or a registered contractor according to

23) Retaining walls needed to support a surcharge such as structures, loads, or to support slopes, shall require a separate building permit and
approval prior to construction of the retaining wall. X G__1
24) Per IRC -SECTION R905- REQUIREMENTS FOR ROOF COVERINGS - R905.1 Roof covering application. Roof coverings shall be applied in
accordance with the a icable provisions of this section and the manufacturer's installation instructions.

25) Per 2003 IRC -SECTION 1609 -WIND LOADS - 1609.1 Applications. Buildings, structures and parts thereof shall be designed to withstand the
minimum wind loads prescribed herein. Decreases in wind load shall not be made for the effect of shielding by other structures. Per FIGURE
1609 BASIC VMSPEED (3-SECOND GUST) the wind speed for Mason County is 85 MPH.

28) Recyclable materials & Solid Waste Storage: Space shall be provided for the storage of recycled materials and solid waste. The storage area
shall be designed to r the needs of the occupancy, efficiency of pick-up, and shall be available to occupants and

29) Temporary erosion control measures must be implemented to prevent water quality degradation of adjacent waters or wetlands. Silt fencing must
be installed and maintained until upland vegetation has become established. X F E�
30) The mechanical system for which energy consumption, performance, or mode of operation are regulated by the Washington State Energy Code
(WSEC) and Ventilation And Indoor Air Quality Code (VIAQ) shall be tested to ensure that control devices, equipment and systems are calibrated,
adjusted and operate in accordance with approved plans and specifications.
Drawings and notes shall require commissioning in accordance with WSEC section 1416 . For all mechanical systems, commissioning shall
include, as a minimum:
a. A Commissioning Plan (See WSEC 1416.2.1),
b. System Testing and Balancing (See WSEC 1416.2.2),
c. Equipment Functional Performance Testing (See WSEC 1416.2.3),
d. Controls Functional Performance Testing (See WSEC 1416.2.3),
e. A Preliminary Commissioning Report(See WSEC 1416.2.5),
f. Post Construction Documentation(all) (See WSEC 1416.2.4), and
g. A Final Commissioning Report(See WSEC 1416.2.5).
Buildings or portions thereof, required by this code to comply with this section, shall not be issued a final certificate of occupancy until such time
that the building official determines that the preliminary commissioning report required by Section 1416.2.5.1 has been completed.
Lighting controls shall be tested to ensure that control devices, components, equipment and systems are calibrated, adjusted and operate in
accordance with the approved plans and specifications. A complete report of test procedures and results shall be prepared and filed with the
owner. Drawing notes shall require commissioning in accordance with WSEC 1513.7.
Commissioning report hall be made available for the Mason County Building Inspector during the final occupancy inspection.

This permit becomes null and void if work or construction authorized is not commenced within 180 days,or if construction or work is suspended for a period of 180 days at anytime after work is
commenced. Evidence of continuation of work is a progress inspection within the 180 day period. Final inspection must be approved before building can be occupied. Proof of continuation of
work is by means of a progress inspection.The owner or the agent on the owners behalf, represents that the information provided is accurate and grants employees of Mason County access to

Comments:
This letter of incompleteness applies to permits COM2009-00040, -00041, and -00042.
For the sake of speed staff has also emailed the same information to the applicant and architect,
including digital copies of the requested checklists.
For all three permit applications:
GEOTECH: We have received two COPIES of a letter from Curtis Cushman of Geotechnical
Testing Laboratory, together with an attached site plan. The letter indicates that the geotech of
record considers the earlier prepared documents adequate to address this project. In order to
accept this letter and revised site plan, some revisions are needed.
1. The geotech site plan's project name is "Harmony Hill Greenhouse" - a different project. The
site plan would need to explicitly address the current projects.
2. The update letter needs to be original wet-stamped and signed.
3. The update letter needs to specifically identify where in the addendum and original report the
current projects are addressed.
4. A new checklist needs to be completed (original wet stamped), which references into the three
documents accordingly. A blank copy is attached to this letter.
STORMWATER MEMORANDUM:
1. This needs to be an original, wet stamped and signed document.
2. Your stormwater engineer needs to complete and submit a stormwater checklist. This should
also be an original, wet-stamped and signed document. A blank copy is attached to this letter.
COM2009-00040 - Creekside Addition. It is our understanding this is to occupy the same footprint
as the Annex building, plus a 5.5% expansion that is NOT toward the stream. For the record,
please provide a diagram that shows the proposed building footprint superimposed over the former
Annex, with the 5.5% addition identified and square footages called out. You have shown it on j
your site plan but there isn't enough detail to identify the needed information.
