Yando: I, Kenneth W. Martig, Jr., P.E., of Martig Engineering have completed my engineering investigations regarding the Geo-Tech Assessment requirements associated with the above referenced Short Plat application. This letter report presents our assessment in accordance with our site reconnaissance, historic familiarity with the site, and Information contained within the Soils Survey for Mason County. In summary, we find no geological condition of instability that would prevent the approval of this short plat as proposed. BACK B 01 112 The site has previously been logged and selectively cleared. Access roads have been rough graded for logging and preliminary drainage control for Lots 1, 2, 6 3. Fir trees and natural vegetation have been left along the bluff between U.S. Highway 101 and the top of the bluff bank along this proposed short plat easterly boundary. Domestic water will be supplied by new private wells as shown on the Short Plat Hap. An existing private spring water system will remain protected on Lot 4 as shown on the Short Plat Map. The On-Site Sanitary Waste Disposal Sites for the four lots have been reviewed and found to meet Mason County health code requirements by Mason County Health Official, Kim Lincoln. 1 9-6-9� 6337t5, 6 PF_ELI FR333 . wh�rt Subdivi$ion -2��---- An �o [Tian: text J'ity Lla++k�pme*�t LAME DE_XEL OP BENT-PLAN The four lots are intended to be developed as single family residential lots. DRAT NA(;E_A_NI1_ERDSIIIN CONTROL Individual drainage and erosion control plans will be developed and submitted for County review and approval along with the residential buildings permit application for each respective lot, once an owner developed plan becomes prepared. This drainage and erog-ion control plan will show how surface 6 subsurface drains for existing runoff and drains for all new Impervious surfaces will capture and convey said collected drainage water to a safe discharge location such that the stability of the soils remains, both during and after the development of each lot. Wherever possible, natural drainage courses will be preserved, enhanced, and utilized with easements dedicated if/as appropriate for draining multiple lots. SITiSaII.3 The site soils are classified as lloodsport gravelly sandy loam. The drainfield test pit soil logs show root penetration depths average 36 inches. Deeper soils are a light gray, strongly cemented mixture of gravel, sand, and cobbles. Regional groundwater emerges as spring activity at the existing ground elevation along the westerly boundary of Lots 2 rF 3. These springs drain thru existing water courses, safely to the ditch along the westerly side of highway 101. The easterly boundaries of Lots 1, 2, & 3 are located on the bluff dropping down to the roadway of 111ghway 101. No slides have occurred along this portion of the bluff, nor do any signs of pending slides appear visible. BLUE)=S TAA T I.= The existing bluff along the easterly boundary of this proposed short plat along Highway 101 is stable. The dense, compact, dry soils of the bluff, described above, are stable since no free water flows within or over these bluff soils. Even freeze--thaw erosion is at a minimum here due to the lack of water at the surface of the bluff. Yando: I, Kenneth W. Martig, Jr. , P .E. , of Martig Engineering have completed my engineering investigations regarding the Geo-Tech Assessment requirements associated with the above referenced Short Plat application. This letter report presents our assessment in accordance with our site reconnaissance, historic familiarity with the site, and information contained within the Soils Survey for Mason County. In summary, we find no geological condition of instability that would prevent the approval of this short plat as proposed. BACKGROUND The site has previously been logged and selectively cleared. Access roads have been rough graded for logging and preliminary drainage control for Lots 1, 2, & 3. Fir trees and natural vegetation have been left along the bluff between U.S . Highway 101 and the top of the bluff bank along this proposed short plat easterly boundary. Domestic water will be supplied by new private wells as shown on the Short Plat Map. An existing private spring water system will remain protected on Lot 4 as shown on the Short Plat Map. The On-Site Sanitary Waste Disposal Sites for the four lots have been reviewed and found to meet Mason County health code requirements by Mason County Health Official, Kim Lincoln. 1 LAND DRVELOPMENT PLAN The four lots are intended to be developed as single family residential lots . DRAINAGE AND RROSTON CONTROL Individual drainage and erosion control plans will be developed and submitted for County review and approval along with the residential buildings permit application for each respective lot, once an owner developed plan becomes prepared . This drainage and erosion control plan will show how surface & subsurface drains for existing runoff and drains for all new Impervious surfaces will capture and convey said collected drainage water to a safe discharge location such that the stability of the soils remains, both during and after the development of each lot. Wherever possible, natural drainage courses will be preserved, enhanced, and utilized with easements dedicated if/as appropriate for draining multiple lots . STT . SOTI.S The site soils are classified as Hoodsport gravelly sandy loam. The drainfield test pit soil logs show root penetration depths average 36 inches. Deeper soils are a light gray, strongly cemented mixture of gravel, sand, and cobbles . Regional groundwater emerges as spring activity at the existing ground elevation along the westerly boundary of Lots 2 & 3. These springs drain thru existing water courses, safely to the ditch along the westerly side of Highway 101. The easterly boundaries of Lots 1, 2, & 3 are located on the bluff dropping down to the. roadway of Highway 101. No slides have occurred along this portion of the bluff, nor do any signs of pending slides appear visible. BLUFF STABILITY The existing bluff along the easterly boundary of this proposed short plat along Highway 101 is stable. The dense, compact, dry soils of the bluff, described above, are stable since no free water flows within or over these bluff soils . Even freeze-thaw erosion is at a minimum here due to the lack of water at the surface of the bluff . Stable older Fir trees and understory vegetation exist on and at the top of the bluff . 2 CONCLUSION The geological soil conditions, including those of the highway bluff, at the site of this proposed short plat are stable with dense compact soils excellent for structural stability. Therefore, no adverse impact on the adjacent highway bluff should be experienced if the proposed residential development, as outlined by this proposed short plat, is permitted, provided that an engineered drainage and erosion control plan is implemented as part of the development.
