Alder Street Project#: SP12022-00039 for tax parcel#122205083002 Date of Site Visit Meeting: March 31,2022 Zoning:The zoning designation for the site is Medium Density Residential (R-2). Standard setbacks for this zone are a 15-foot front yard setback and a 5-foot setback for the side yard and a 10-foot setback for the rear yard.The front yard refers to the lot line adjacent to the property access, including access easements.Garage doors must be set back 20 feet with a roll-up door,or 5 feet from an alley or private drive. Height and setback standards allow for minor deviations of up,to three feet as long a minimum three- foot setback is maintained, by architectural treatments such as chimneys, copulas, bay windows, entry covers,and door landings. The height limit per Mason County Code (MCC) 17.11.450 is 35 feet. Geological/landslide hazards:The proposed project is located within 300'of slopes greater than 40%, and therefore, IlVill be required to evaluate slope stability per Mason County Code (MCC)8.52.140(E)(1). Category a. The report must meet the requirements of the Mason County Resource Ordinance and be accompanied by the Geotechnical Report Submittal Checklist.The report must also state that the hazards of any landslide area can be overcome in such a manner as to prevent harm to property and public health and safety, and must also assure that project will cause no significant environmental impact. See MCC 8.52.140(E)(5).A list of Geotechnical consultants is provided for your information, although you may also choose other qualified professionals, not on this list. Stormwater Management: Project shall be in conformance with the small parcel stormwater management requirements.A small parcel stormwater application is required for properties creating 2,000 square feet of new impervious surface. Environmental Health: This application does not include Environmental Health regulations or requirements. Further restrictions may apply towards building envelope and expansion. NO INDIVIDUAL OR COMMUNITY ON-SITE SEPTIC SYSTEM ALLOWED for new development or redevelopment on existing lots, except as noted in MCC 17.03.030(2)(a)(ii).A sewer Connection may be available and required.
