Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you
will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments:
Site visit made on March 8, 2005 for proposed BLA:
Staff observed vertical bank near State Route 106 and graded
access to the two properties south of the highway, which have
been logged in the recent past.
Zoning: The property is located in an area with a Rural
Residential 5 zoning designation. Standard building setbacks for
this zoning are 20-foot side and rear setbacks and a 25-foot front
yard setback. An exception to this standard can be reviewed for
lots less than 100 feet in width, in which case the side yard
setback is equal to 10% of the lot width. The site is well
vegetated and contains large, mature evergreens where logging
was not done. Steep slopes in excess of 40 to 70% exist on the
property, adjacent to State Route 106, varying from 20 to 30 feet
high in the eastern 200 feet and sloping down to the north towards
the Hood Canal. The shoreline portion of the parcel is
designated as Urban Shoreline under the Mason County
Shoreline Master Program; there is only 5 to 15 feet depth of the
lot north of the highway between the ordinary high water mark and
the edge of pavement, and the top of bank south of the highway is
just over 100 feet from the ordinary high water mark.
Landslide hazard areas: Due to the greater than 40 % slopes on
or adjacent to the site, the development of the property would
require that a Geotechnical Report be provided prior to permit
issuance in accordance with the enclosed Landslide Hazard
Ordinance, section E.S. The Report will need to address the full
extent of site development (proposed site preparation and
structures), erosion control, and vegetation and storm water
management. At least 2 copies should be provided to the County.
A Landslide Hazard Covenant may need to be completed and
recorded with the County Auditor, if it is determined through a
Geotechnical Report that proposed construction will occur within a
landslide hazard area or it's buffer.
Prior to ground disturbing activities, excavation or grading, an
acceptable geotechnical report will need to be submitted to the
County and a permit issued i.e. building permit or Mason
Environmental Permit. A topographic profile will need to be
provided when submitting a building permit application. This
profile view should show existing and proposed topography with
regards to cutting, filling etc. The potential area for expansion of
the existing cabin or a new structure will require minimal grading
and excavation.

Streams setbacks: No typed streams were observed during this
inspection; so no development standards associated to such
critical areas would apply.
General process: As part of a geotechnical report prepared for
this property, a site plan showing roads, building envelopes, and
property lines will be needed for multiple lots created as a result of
this boundary line adjustment and subsequent land divisions. A
topographical profile or other topographical information will also
be needed, which the project geotechnical engineer or geologist,
and you could prepare from this critical area information.
