Dat Nguyen, Appellant, was not present at the hearing. IdaMae Jensen, Assessor's Representative was present. The Appellant stated on his petition that he purchased the property on July 3, 2023, for$35,000. The Assessor stated that 2023 sales would be used in the 2024 assessment year for 2025 tax year. The Assessor provided five comparable sales with power and water available which are similar to the subject parcel. The values ranged from $28,500 to $51,000. The value of the subject parcel falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $32,500 and improvements at $2,500 for a total of $35,000 for the subject parcel. Stephen Jacobson, Appellant, was present at the hearing. IdaMae Jensen, Assessor's Representative, was present. The Appellant provided three sales on a Sales Comparison Worksheet, two of which were from 2023 and were not considered, as the assessed value was set as of January 1, 2023. The 2023 sales will be considered for the 2024 assessment year for taxes payable in 2025. The Appellant stated on his petition that other properties within Fawn Lake are selling for$250 per sq. ft. The Assessor's grid indicated that the subject parcel's gross living area is $246 per sq. ft. The Assessor provided three comparable sales within the same neighborhood as the subject parcel, Fawn Lake. The values, as adjusted, ranged from $514,127 to $619,135. The value of the subject parcel falls within this range. The Board found no clear, cogent, or convincing evidence that the Assessor was in error. Therefore, the Board sustains the value for the land at $111,595 and improvements at $453,210 for a total of $564,805 for the subject parcel.
